The Zoning Board of Adjustment for the City of Cmlle ge Station :
I personally wish to thank you for your stand and decision t o uphold
our Zoning laws in not gr anting the Saslow1 s request .
I 8lll sure their main reason for trying to place this size and type of
building is with the entent of using it for commer c ial reasons . When
I told Mrs . Saslow that I could not ag ree to their request to place
the building near my property line, she commented that I was forcing
her to go to Bryan . This indi cates to me that she wants to use it for
commercial reasons .
I trust that y ou will accept this letter as a strong obj ect ion to the
Saslows putting up this size bu ilding and certainly if its to be used
for commercial pur poses . These are the feelin r o most residents of
Colle ge Hil ls.

The following · specific v2.riation from the ordinance is requested: ---------
Variance permitting building a building in the backyard with a 15 feet
rather than 25 feet setback from the rear property line and utility
easement.
This variance is necessary due to the following unique and special conditions of
the land not found in like districts:
Since the building, an art studio, requires northern light and a view of
the property, it should be placed in the southern corner of the lot, well
back in a st~nd of bambo6 and trees, with large sliding glass doors facing
.. ·.~ acros~ the width of t~e yard, and receiving light from the northeast~
The irregular shape of the lot provides only a 15 foot setback .
The following alternatives to the requested variance are possible: Two other QQ.Qr
locations for the buildinq are possible : 1) closer to the old building,
which would limit privacy, damage views, and require removing desirable
trees and bushes; or 2) in rear eastern corner facing the old building,
~hich would provide a very 'hot north-west elevation, destroy privacy and
v1ews, and provide no shade on thE new bulldino. . . This variance will not be contrary to the public inter~st by virtue of the following
f~ct~: The area is deeply wooded with thick bamboo which fills the easement
and encroaches on _our property. The building will not invade our neighbors'
privacy, shielded as they are by distance and bamboo . The nearest buildings

will be two garage~ about 10 and 15 feet from their property lines;
the houses are a good de a l further away .

Zoning Board of Adjustme nt for the City of College Station from:
Wayne & Mary Saslow
to be heard at the next meeting of the Board on January 18, 1983.
It appears that the granting of this variance would violate both the
deed restrictions and Zoning Ordinance of College Hills, and in effect
would rezone the property from residential to commercial . Also it
would not only effect the economical value but the pleasure and enjoyment
of our property .
We sincerely request that this variance be denied .

We also strongly oppose the use of this studio for commercial purposes
since it is in a residential neighborhood. We feel that the abuse of
the zoning laws would lead to the devaluation of our property and infringe
upon our privacy as well.
