8-D.4. MOBILE HOME PARK .DISTRICTS: A "Ground Sign" or "Wall Sign" of not
more than one hundred (100) square feet total area may be erected on the
property of the mobile home park, and may be indirectly lighted; however, it
shall have no flashing lights or moving parts, and no "Spectacular Signs" may
be installed. See Building Code for permit requirements. This is also applicable
to mobile home parks in P-U-D's.
8-D.5. NEIGH.BORHOOD BUSINESS AND ADMINISTRATIVE PROFESSIONAL DISTRICTS: Signs
when attached to buildings shall advertise only services or products which
are offered within the building to which the sign is attached, and such signs
shall not extend above the roof line of such buildings, or more than one (1)
foot from the face of the building. No flashing or moving signs are permitted
and no "Spectacular Signs" are permitted. No detached signs or billboards are
permitted. See building Code for permit requirements. This is also applicable
to neighborhood businesses in P-U-D's.
8-D.6. OTHER DISTRICTS: No sign shall have flashing lights or moving parts
if within fifty (50) feet of a public street. "Spectacular Signs" must be installed
with bottom of sign a minimum of fifteen (15) feet above the ground, and must
be at least fifty (50) feet from a public street. No sign or any part thereof
shall be loca ted within ten (10) feet of any public street or public easement._::
~~BILLBOARDS: No billboards or signs shall be erected advertising products
or services not available on the site, except as provided in Section 8-C.
8-D.8. STREET NUMBER: A street address number, as designated by the Building
Official, is required for all residences and establishments. It must be readable
from the street and may be on the building or in the yard and may include the
name of the occupant . No permit is required.
DETACHED SIGNS: A detached sign, any part of which is nearer to the
L.:::::;::;:r.r~~or pavement edge than (20) feet, may not have any part higher than (4 1/2)
feet above the top of the curb or pavement centerline, whichever is higher.
Detached signs farther than (20) feet from the curb or pavement edge may not
have any part higher above ground at the sign than (1/2) the distance from the
curb or pavement edge; nor may the area of any detached sign exceed either
1 ). the square of (1/6) the distance in feet from the base of the sign to the curb
or pavement edge or 2). more than one square foot of sign per two feet of plot
frontage on a public street, whichever is greater. No more than (1) detached
sign shall be allowed in any one building plot except when all of the following
conditions are met:
(a). the site (building plot) must be zoned General Co mmerc ial C-1,
Commercial Industrial C-2, Plan ned Industrial M-1, or Heavy Industrial
M-2.
(b). the site must be a minimum size 6f twenty-five (25) acres.
(c). the site must have a minimum of 1,000 feet of continuous, unsubdivided
frontage on each major arterial on which a sign is requested; only one
(1) sign will be permitted on each major arterial; the major arterials
are designated on the Comprehensive Plan for the City of College Stqtion .

Dear Mr. Schimpf,
Enclosed please find an application for "Request for Variance" and
a copy of Section 8 -Sign Regulations ·fran Ordinance 850 -the
Zoning Ordinance for the City of· College Station. It is necessary
to seek a variance to Section 8-D.7. from the Zoning Board of
Adjustment in order to place the Plitt Theatre sign anywhere other
than on the Theater site itself. It is also necessary to seek a
a variance to Section 8-D.9 Detached Signs which allows only one
sign to be located on each major arterial. The application calls
for stating the unique and special conditions of the land which
make the variance necessary. The fact that the City requested the
dedication of Holleman Drive which s e vered the site into two parcels
will IOC>st likely be the best reason for t he variance ..lo ~oh o" ~-D .1,
Enclosed also please find a copy of Section 11 of Ordinance 850
which outlines the duties of the Board of Adjustment and the reasons
for the granting of variances. This may be helpful in preparing
the application.

The deadline · for submission of the application is August 7, 1981 for
the August 18th Board meeting. There is no application fee involved.
The Board meets at 7:00 p.m. in the Council Chambers in City Hall.

Per our conversation last week, please consider this letter and the attach-
ments thereof as our formal request for the City's approval on the design
and location of both our entrance signs and Plitt Theatre entrance signs.
As I indicated to you, I believe that our signs now conform more to the
City's past recommendations concerning decor, size, location, etc. The
only deviation that may be employed from Scheme I would be that we are un-
sure as to the materials that we will use with the wording "a development
of .... " These letters will either be in relief as the rest of the sign or
will be of a bronzed anodized material.
Plitt Theatre had been instructed to redesign their sign to be in conformance
with our signs. As you know, our design had been previously reviewed by the
City. One further request is that Plitt be allowed to position their sign at
the location indicated on the enclosed site plan, i.e. the first mall entrance
on Highway 30 going East. As you know, both the Plitt site and Post Oak Mall
site is owned by one party, that being CBL & Associates. Since we were re-
quested by the City to dedicate Holleman Drive to the City of College Station,
therefore severing our property into two parcels, we request that Plitt be
allowed to have their sign on the front entrance as indicated. In the design
of all our entrance signs we have endeavored to stay away from the tall ob-
trusive signs and have opted for tasteful low profile signs similar to the sign
that is in front of the City Hall of College Station. We trust the City will
help us to keep our signage in a tasteful manner and thus approve the design
and lo c ation requested herein. Should you have any questions ; please do not
hesitate to contact me.
