Jones The main reason that this variance should not be granted is that a more reasonable solution is easily available. The t wo lots should be replatted to either make on e lot or to move the side lot line 7 1/2 feet . Eithe r of these p lats would eliminate any ne e d for the firewall. As it is presently platted, each lot owner now and in the future has his share of the responsibility. If a separate owner of the building set 15 feet off the l i ne decid e s to add on to his building to the property line in the future, and this variance has be e n granted, then he will hav e to carry th e whole responsibility for the four hour separation. The ordinanc e requires that each lot owner build only a t wo hour wall on th e -property line. Referring to Section 11-B.5, what "unique an d special conditions of the land not normally found in like districts 11 can be shown to justify by ordina nce this variance?
