Dear Sirs:
This is to inform the members of the board that the merchants
in the northgate area whose landlord also owns the parking lot in
the area intend now to fence off the parking lot and create a system
where by only employees and customers of these stores may use the lot.
For this reason I would like a postponement of the scheduled paving
of this lot until the other work is completed . Finances play a major
part in this request as a bid t~ pave only 1/4 of the lot was g iven
me at $2600.00 . The other leasee 's in the area have requested that
I bear the entire cost as they ~ear their rents will increase if the
landowner bears the cost and the responsibility for the cost is mine
alone.
I am also attempting to start a petition signed by the merchants
in the northgate area to request that the city exempt the northg ate
area from the city of College Station zoning ordinances due to both
historical and practical reasons .

This new business will not have any seating capacity, it will be
all walk in traffic . I will not be selling food or any alcoholic
beverages . The purpose of this business will be to attract Texas A&M
students to play electronic games . This should keep clear some of the
student congestion in the streets on weekend nights . I anticipate most
of my business coming from the overflow of students from the nearby bars .
People will not drive across town to play pinball since they can
do this at any convenience stc.re . In fact saJJ.es u ndertaken by the
retail record store that was there previously did att~act driving
traffic , thus I feel this idea will in fact decrease traff i c in the
area over the past and also decrease traffic compared to any other
retail store idea . This also will be a place for non-drinking students
to walk to , particularly if the drinking age is raised to nineteen.
In the past I have had three employees ; one was full time and two
were part time . Two of the three drove to work . With th i s new business
I will have only one employee there at all times . I intend t o use
three or four shifts of TAMU students , one at a time , all of whom live
on campus and thus will walk to work . This will eliminate the past need
for two parking spaces .
I have been leasing this building for ten years and have another
eight years on my lease . This idea is particulary attact i ve to me
because I will not have to come up with a large capital outlay, which
I do not have , to start the business as I would with a retail idea.
Another factor to be considered is the fact that my landlord has
designated six additional park spaces in the lot she owns at Nort.hgate
for my exclusive use .
To summarize , I belive this proposal to be beneficial for both
the city of College Station, by decreasing traffic to the area or at
the very least not increasing traffic. Also , reducing weekend walking
traffic on the street, and decreasing my present needs for employee
parking , and for myself , by allowing me to make u se of my remaining
eight years on my lease without requiring me to invest large sums
of money in inventory which I do not have and is not economically feasible
at any rate g iven the present i nterest rates . As well, I now have sufficient
parking places to meet the city requirements .
