TO WHOM IT MAY CONCERN
The Zoning Board of Adjustment of the City of College Station will
consider a request for a variance to the parking requirements, Ordinance
No. 850, in the name of John Paul Jones, 405 University Drive, College
Station, Texas at their regularly scheduled meeting in the Council
Room, College Station City Hall, 7:00 p.m. Tuesday, January 15, 1980.
The nature of the case is as follows: The applicant requests that
the parking requirements for an arcade at 405 University Drive be
waived.
Further information is available at the office of the Zoning Official

Encloced with your packet is a booklet forwarded to all City Boards
and Commissions by Councilman Gary Halter.
Item #1 -Acme Glass has requested a permit to expand their existing
building. The building was erected prior to the adoption of Ordinance
No. 850. The proposed area for the expansion has an existing slab
and existing wing walls. They propose to enclose this area, extending
the height of the wing walls to the height of the main building .
Item #2 -Mr. Jones has submitted a new request to receive a permit
to remodel his lease space and open an arcade (coin operated game
room). He has stated that said arcade would not serve alcoholic
beverages .
The P & Z has determined that the parking reqeuirement for an arcade
is l space/150 square feet of floor area. Mr. Jones has no proposal
for providing parking.
Item #3 -The Camp's have requested a permit to erect a cabana near
their existing pool. The proposed location infringes upon the
required rear setback by±_ 4.5 feet.

SUBJECT: Northgate
To Whomever May Be Concerned:
The Planning Department has been concerned about Northgate for some time
now; in fact, everyone seems to be concerned. It is about time that the
City did something besides complain about the situation. It is about
time that the shop owners and property owners did something besides
complain about the situation. We cannot continue to allow redevelopment,
change of use, and new development add to the problems in this area.
Police and fire protection is getting more and more difficult. Safety
of the students and other citizens using the area is being reduced with
every project.
I know J.P. Jones' project seems minimal, but every project counts. We
must get the attention of shop owners and property owners alike. As.
long as the City keeps approving these changes that add to the problem,
the problems will only grow.
Section 11-B.3.(a) states a power and Au~x of the Board to be:

"To hear and decide request for Use Permits for the sub-
stitution of the one nonconforming use for another non-
conforming use when the extent of the substituned use is
found to be less detrimental to the environment than the
first".
How can a use that will require more parking by ordinance than the
previous use, neither of which can provide the parking as required,
be less detrimental in an area that already has a parking problem?
If you can't answer this, you are violating at least the spirit, if not
the letter, of the Zoning Ordinance by granting this variance. I submit
you don't have this power.
