MEMORANDUM
TO : Zoning Board of Adjustment
FROM : Building Official
SUBJECT : Meeting of February 10 , 1976
Dr. Szabuniewiez has applied for a building permit to
build a duplex on a 50 ' wide lot a t 408 Cooner St .
The land is zoned for apa rtments a nd a duplex "built
under the zoning restrictions of Di strict R-2H is a
permitted use in the zone .
The regulations for duplex zoning (R -2) call for a
minimum lot width of 60 feet; t h ere is no mi nimum width
given for district R-3. It is possible tha t in an
R-3 zone, a 11.four-plex " could be built on a 50 foot
lot where a duplex could not.
The plan presented meets all setback and parking
requirements. The only a ppa rent r,eason t hat I ca n see
for the 60 foot minimum lot width is to control density
in R-2 zones .
