CERTIFICATION
This report for the drainage design for Chimy's Restaurant was prepared under my
supervision in accordance with provisions of the Bryan /College Station Unified Drainage
Design Guidelines for the owners of the property. All licenses and permits required by any
and all state and federal regulatory agencies for the proposed drainage improvements
have been issued.

The Chimy's Restaurant Drainage Analysis
INTRODUCTION
The purpose of this drainage letter is to present an analysis of the necessary drainage
infrastructure for the proposed Chimy's Restaurant development project. The new
development will be located at 203 University Drive, College Station, TX, in the location
of the old Deluxe Burger Bar. The drainage letter provides analysis for the existing
drainage patterns of the property as well as proposed drainage patterns and changes in
impervious cover on the site.
GENERAL LOCATION & DESCRIPTION
The Chimy's project will be located at 203 University Drive, College Station, TX, located
near the intersection of University Drive and Wellborn Road. The property is currently
developed and is platted as Lots 6 -9, Block 8 of the W.C. Boyett Partition. The proposed
development will renovate and add on to the existing building, add an exterior raised
wooden deck and repair and restripe the existing parking.
EXISTING CONDITIONS DRAINAGE DESIGN
The existing conditions consist of an almost fully impervious site. The existing building
and parking areas can be seen in Exhibit Pre. As seen on this exhibit the drainage
patterns are all surface flow with a significant portion of the site flowing toward the west
and another portion of the site flowing along the eastern building wall toward the north.
The property to the east of this tract has stubbed out drainage pipes under the fence line
to discharge their runoff onto this property. As such this project needs to accommodate
that flow and allow it to discharge to the north along this eastern building area and not be
blocked with additional improvements.
PROPOSED CONDITIONS DRAINAGE DESIGN
The proposed additions to the building can be seen in Exhibit Post. In this exhibit you
can see that the project will not add any impervious cover as the new building area
(3631 SF) is being placed on top of existing pavement, the new freezers /coolers (172
SF) are also being added on top of existing pavement and the new deck area will be
raised above the existing pavement to allow runoff to continue underneath the deck
(1082 SF) and proceed toward the north in its existing pattern.
STORMWATER RUNOFF ANALYSIS - CONCLUSION
Pre -vs. Post Development Runoff
From the exhibits it can be seen that there is a slight increase in impervious cover being
added with this project. The majority of the new improvements are being placed on top
of already impervious cover. The portable wood building is being removed with this
project and it consists of 126 SF. It appears that there is a small amount of asphalt
being added to the western edge of the property to accommodate a wider driveway and
deeper parking stalls. This impervious cover is an additional 257 SF pavement, resulting
in a net increase of 131 SF which is negligible. The only concern then is drainage
patterns and blocked flow. It can also be seen that the location of the proposed
improvements are NOT being placed in areas that will block flow. The deck will be
raised off the pavement to allow runoff to continue underneath. In addition the dumpster
enclosures will consist of a CMU wall which will have drainage leave -outs along the back
side and the gate will be set 2" off the pavement to all runoff to continue underneath it

and to Patricia Street. As a result there will be no negative drainage impact with the
development of this proposed project.
