RE: Engineering Document Comments for Emerald Ridge Estates
Below is a listing of comments received on August 27, 2012 regarding Emerald Ridge Estates. These
comments along with our comments in italics are below.
ENGINEERING COMMENTS NO. 1
1. How will you confirm that the exiting gravel drive meets TxDOT Standard Specifications for
Construction of Highways, Streets, and Bridges, Item 316? Is there supplemental geotech
information, or borings? What construction testing is being proposed? Our plans have been
changed to show grading out the existing 12' wide gravel driveway to 20', then adding 6" compacted
limestone base with a one course seal coat. Testing will be as required by Section 32 11 14, or City
staff.
2. Driveway culvert in ROW shall be RCP with end treatments. Include or note driveway detail ST2 -02.
This has been revised.
3. Wouldn't it be more practical to have the gate at the beginning (northern end) of the emergency
access to limit egress from Emerald Ridge? This is a gated community and the entrance gate at the
north end will limit egress from Emerald Forest.
4. Are contours provided at 2 -foot, or 1 -foot intervals? Maximum slope for fire access is 10 %, (6% for
staging area). It appears that this might exceeded in several areas. Also need to confirm that there
is acceptable breakover clearance for COCS fire truck, so there is not bottoming out. The contours
are at a 1 foot interval and they have been labeled. There are no portions of this alignment that will
exceed 10 %. Chris Surface from my office contacted Eric Dotson and Jerry Duffy (Fire Services) for a
detail showing there required "breakover clearance'; but that information was not readily available.

Chris went out to Rio Grande and FM 2818 and measured the wheelbase and clearance on the ladder
truck housed at that station. Based on this information and the contours, there will be no clearance
issues on this proposed road.
