The sanitary sewer has been prepared in general conformance with the requirements of College Station and TxDOT. The purpose of the report is to verify adequate capacity of the proposed sanitary sewer line for the drainage area discharging into the system for the restaurant and commercial development. This sanitary sewer analysis consists of this narrative plan, the accompanying exhibits included in the appendices. PROJECT DESCRIPTION Location and Outfall Information The site is located is at approximately Latitude 30° 33' 48" N and Longitude 96° 15' 57" W determined using the USGS map. The site is located in the Wellborn SE Quadrangle Brazos County, Texas. The site slopes from south to north across the property. Existing Conditions The site of the project is located approximately 1600 feet from the northwest corner of the intersection of Highway 6 and Highway 40 in College Station, Texas. The site is bounded by Highway 6 to the east, Private Drive "A" to the south, and the detention Area of Phase 14, Lot 4, Block 2 on the west and north. The project size is approximately 4.21 acres in size and is currently not developed. The site consists of primarily rocky soil with minimal vegetation. Sanitary Sewer Report Tower Point Infrastructure Development— Phase 10A, Lots 4 -6, Block 3 Page 2 Proposed Site Conditions Proposed development consists of a restaurant and commercial retail shops with associated parking, drives, sidewalk, and landscaping. The public infrastructure being constructed consists of new private roadways, public water mains, public storm sewer systems, and public sanitary sewer systems. The public sanitary sewer will be within a variable width public utility easement and it will be connected to an existing manhole on an existing 10" sanitary sewer located in Private Drive "A ", west of Highway 6 and south of Arrington Road. The new sanitary will serve future development on lots 4, 5, and 6 (See Exhibit 1). SANITARY SEWER ANALYSIS Existing Analysis The existing sanitary manhole on an existing 10" sanitary sewer located in Private Drive "A ", south of Arrington Road and approximately 285' southwest of Highway 6 will be the point of connection and will be collecting Lots 4, 5, and 6, which is approximately 4.21 acres of commercial development (See Exhibit 2). The existing 10" sanitary sewer system south of Arrington Road has a maximum peak hourly flow of 7.76x10 ^5gpd or 1.20cfs and slopes to the southwest away from Highway 6. Proposed Analysis The proposed sanitary sewer velocity and capacity calculations are shown in the appendix. The proposed sanitary sewer drainage area discharging to the existing system is analyzed below: A =2.0 acres (Lot 4) & 0.75 acres (Lot 5) & Restaurant =4266 sf (Lot 6) Capita =30 persons /acre Retail =25gpd /cap Restaurant= 600gpd /1000 sf Design (6" PVC) _> 0 Average Daly Flow = 2,062.50 gpd + 2559.60 gpd = 4622.10 gpd Sanitary Sewer Report Tower Point Infrastructure Development— Phase 10A, Lots 4 -6, Block 3 Page 3 Q Peak Hourly Flow = ( Average Daily Flow ) * ( 4 ) Q Peak Hourly Flow = 18,488.40 gpd or 0.03 cfs CONCLUSION The existing 10" sanitary sewer system has adequate capacity to handle the new sanitary sewer flows discharging to the existing system at the existing sanitary manhole connection point located north of Arrington Road and approximately 380' west of Highway 6. The sanitary sewer extension will serve Lots 4, 5, and 6, which is approximately 4.21 acres of commercial development.
