BRAZOS COUNTY ABSTRACT COMPANY does hereby certify that we have examined the
records in the office of the Clerk of the County Court of Brazos County, Texas, affecting the title to
the said property described below from July 19, 2007;
Being all that certain lot, tract or parcel of land Tying and being situated in Brazos
County, Texas and being Lot Five R (5R), SANDSTONE ADDITION, an addition to the
City of College Station, Texas, according to vacating and resubdivision plat recorded
in Volume 757, page 334, Official Records of Brazos County, Texas.
We find the following actions or conveyances affecting the title to said land (specifically
excluding any conveyances respecting mineral estate) through April 25, 2012 @ 8:00 A.M.:
Warranty Deed with Vendor's Lien from Jonathan Cassens and wife, Holly A. Cassens
to Paul J. Leventis and wife, Ann M. Leventis, dated July 19, 2007, recorded in Volume
8112, page 204, Official Records of Brazos County, Texas.
Deed of Trust, Security Agreement and Financing Statement dated July 19, 2007,
executed by Paul J. Leventis and wife, Ann M. Leventis to Ben Hayes Riggs, Trustee,
securing one note of even date payable to Compass Bank, in the principal amount of
$256,500.00, recorded in Volume 8112, page 207, Official Records of Brazos County,
Texas.
Modification of Deed of Trust by and between Paul J. Leventis and wife, Ann M.
Leventis to Compass Bank, dated August 25, 2008, recorded in Volume 8793, page
245, Official Records of Brazos County, Texas.
Modification, Rearrangement and/or Extension Agreement by and between Paul J.
Leventis and wife, Ann M. Leventis to Compass Bank, dated March 25, 2009, recorded
in Volume 9017, page 65, Official Records of Brazos County, Texas.
Third Modification, Renewal and Extension Agreement by and between Paul J.
Leventis and wife, Ann M. Leventis to Compass Bank, dated March 21, 2012, recorded
in Volume 10589, page 11, Official Records of Brazos County, Texas.
