Box 9960 College Station, Texas 77842 RE: REDMOND TERRACE (FP- REPLAT) - Final Plat Dear Teresa, Please find the following: • One (1) 24" x 36" copy of the revised Final Plat has been attached; • A copy of Ordinance #2949; • A copy of the covenants and restrictions; • One (1) Mylar original of the revised final plat will be submitted after Staff approval; and • One (1) copy of the digital file of the final plat has been e- mailed to: P &DS_Digital_Submittal @cstx.gov. STAFF REVIEW COMMENTS NO. 1 Project: REDMOND TERRACE (FP- REPLAT) - 12- 00500098 0 PLANNING 1. This plat fits the definition of a minor plat that does not need to be approved by the Planning & Zoning Commission but can be approved administratively by staff. Once we receive a response to these comments and we have received written confirmation that you would like to change to a minor plat, we will refund the $232 difference in application fees ($932 final plat -$700 minor plat). Response: Yes. We would like to be considered a minor plat and thank you for the refund in fees. "2. If you change to a minor plat, remove the Certificate of Planning and Zoning Commission and replace it with the Certificate of City Planner. This plat will not require Commission action. If instead, you proceed with a final plat, revise the Certificate of the Planning and Zoning Commission and remove the Attest for the City Secretary. Response: We have removed the Certificate of the Planning and Zoning Commission and it has been replaced with the Certificate of City Planner. t. 3. Revise the Certificate of Surveyor to reflect current language found in Section 8.8 of the Unified Development Ordinance (UDO). Revise the labels for the Tots located South of Redmond Drive on both the Original Plat and Replat. Please review the current lot numbers to the corrected lot numbers as shown: 24 to 18, 23 to 19, and 22 to 20. Response: These lot numbers have been changed as requested. • 5. Update owners' information for the Replat: Lots 18 -20 (previously labeled 24 -22) of Block 4 and Lots 3 -8, Block 3 are currently owned by Meridian H &H, LLC, v.10295/p.243; Lot 21, Block 4 is currently owned by Ruffino Investment v.10084/p.196; and the Reserve Lot is currently owned by SGP Developments, LLC v.8559/p.234. Response: These corrections have been made as requested. 6. Revise the Original Plat, Replat, and title block to read "J.E. Scott League, A -50 ". Response: This text has been changed as requested. 4/ 7. The title block for this minor plat should appear as: FINAL PLAT of Redmond Terrace First Installment Lot 9R, Block 3 Being a Replat of Redmond Terrace First Installment Lots 9 —11, Block 3 and a 10' portion of Reserve Lot Response: This title block has been changed as requested. v 8. There are restrictive covenants (v.188/p.297 and v.190/p.74) mentioned in the Title Report that are not shown on the Final Plat. Please clarify what these restrictions are and if they are applicable. Response: These covenants and restrictions are attached and there does not seem to be anything from these that should be noted on the plat. 9.1 Please note that any changes made to the plans, that have not been requested by the City - of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Response: Understood. Please review the replat. We had to make changes to the calls. ,A 0. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Response: Understood. • • E GINEERING COMMENTS NO. 1 . Please show that lot corners are tied to the City's horizontal control monuments. Response: A statement regarding the City horizontal control monument that this j bo ndary is tied to is shown on Note #1. . Please provide verification that the 20 -ft PUE on lots 10 & 11 was abandoned. Res onse: See attached Ordinance #2949. . Show and label all existing PUE's on Tots (if they were not abandoned). Response: All PUEs are now shown and labeled and the easement that is abandoned is not d as such . On Original Plat, show all PUEs that were originally dedicated. Response: All PUEs are now shown on the original plat. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights) Response: Understood. 2. Developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. Response: Understood. 3. The following easements will be required: 10' easement along common line with Wolf Creek Partners. 20' PUE along Redmond from Texas Avenue to common corner with Wolf Creek Partners. Response: We have provided the 10' PUE along the common line with Wolf Creek and per our conversation with Weldon Davis we are providing a 10' PUE along Redmond Drive rather than a 20' PUE. 4. There is a 20' easement, 10' each side of the common lot line of Lots 10 and 11. This will need to be shown to be released. Electrical does not have any objections to the release of this easement. Response: This easement is noted on the replat and it was abandoned back in 2006 by Ordinance #2949 and has been noted as such on the plat. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. • • Response: Understood. 2. CSU will provide drawings for electrical installation. Response: Understood. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. Response: Understood. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. Response: Understood. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. Response: Understood. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. Response: Understood. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). Response: Understood. 8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: wdavis or ehorton Response: This plat has been emailed to ehorton aAcstx.9ov. 9. s. Developer provides load data to CSU as soon as it is available to avoid construction delays. P Y Delivery time for transformers not in stock is approximately 40 weeks. Response: Understood. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. Any future access drives will be required to meet TxDOT's current "Regulations for Access Driveways to State Highways ". Location must consider the posted speed and the distance between existing, proposed and adjacent access points. Shared access with adjacent parcels may be required. Response: Understood.
