SUBJECT: ROCK PRAIRIE BAPTIST CHURCH PARKING (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call me at 979.764.3570.

Please draw a phase line twenty feet beyond any improvement to limit the area currently
under review. The landscaping requirements will be determined by this area and will need
to be located within the current phase.
The minimum number of points for any development is 800 points.
All new plantings are required to have irrigation system.
One more parking space is needed on site.
To prevent parking in it, please reduce the depth of the turnaround in the new parking lot to
4 or 5 feet.
For FIRE to have adequate room for manuevering, please move the gate down the driveway
so that it is at least 70 feet from the southern side of Rock Prairie Road. The gate will have
to be located so that it will swing completely off the road and constructed so that it can be
latched to not swing back over the road.
Please identify the existing fire lane and continue it to the new curb cut.
The accessible parking spaces will need identification signs.
Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights -of -way, and adjacent property disturbed during construction.
FYI: As noted, the sign will be reviewed at time of building permit application for signage; but
the zoning of the property limits the church to one low profile sign (60 sq.ft. maximum, no
more than 4 feet in height, and setback at least 10 feet from the right -of -way).

ENGINEERING
1. Provide a joint access easement off Rock Prairie Road to the adjacent property which fronts
on SH 6. This easement should be adequate to accommodate a 130 foot throat depth.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as
per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next
transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will
constitute a completely new review.
