The following page is a list of staff review comments detailing items that need to be addressed. Please submit the following documents by Monday, October 18, 10:00 a.m., for your project to be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, October 28, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of Sheet 1 of 6 of the preliminary plat; One (1) Mylar original of the revised preliminary plat; and One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart @cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Via fax (979) 764 -7759 Case file #04- 00500230 NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 2 STAFF REVIEW COMMENTS NO. 1 Project: WILLIAMS CREEK SUB (PP- REVISED) - 04- 00500230 ENGINEERING /PLANNING 1. The application submitted for this revision states that no variance is being requested, that all variances were approved under the initial approval. However, the variance regarding "Block Length" was allowed "as shown" on the original Preliminary Plat. Since the layout is in excess of the block length shown previously, you must request a variance to this subdivision regulation. 2. Please note, in the Staff Report presented for this item at the P &Z meeting. Staff will not be in support of the variance to block length as requested. It appears that there are other viable options available. The proposed block length is in excess of 2100 -ft and applies to Block 1 on the outside and Block 2 on the inside. Staff will recommend connecting Lanham Drive to Johnson Creek Loop. You may wish to address your variance request accordingly. 3. The plat is required to have minimum finished floor elevations to meet the constructability requirements of the sewer master plan. If this is to be done on Final Plats, please note. College Station Utilities will be responsible for providing service to the lots within the Pre 2002 City Limits line (lots that back up to Rock Pr Rd.). All other lots will be provided electric service by Bryan Texas Utilities. 2. Developer install street lights per City standards. 3. College Station Utilities will do an electric design plan and provide it to the developer for the installation of conduit for the lots CSU will be providing electric service to. 4. Also included with this resubmission are a Revised Preliminary Plat application with the $100 Variance Request Fee, our Response to Staff Review Comments (dated 10- 12 -04), and 10 copies of the Justification for Variance information. We will submit mylar originals and email the files to Nanette once final approval has been made. Let me know if you have any questions. • Response to Staff Review Comments No. 1 (dated October 12, 2004) Williams Creek Subdivision Engineering /Planning: 1. A variance request has been included with this resubmission, including a Revised Preliminary Plat application and the $100 fee for such request. Also, a note has been added to the plat stating the additional request. 2. Included with this resubmission is information addressing the variance requested for block length along Johnson Creek Loop. 3. A note has been added to the plat stating that minimum finished floor elevations for the sewer master plan requirements will be addressed on the Final Plats.
