You are required to show how the post development discharge complies with the Drainage Policy and Design Standards. 2. Upon investigation there does not appear to be an unnamed tributary of Alum Creek crossing Animate Habitat property beginning at Lots 32 and 33, Block 46. If this is the case you will need an offsite drainage easement. In addition it appears proposed flow will be in excess of predevelopment flows at this discharge point. 3. You will be required to show that there is flow capacity for the proposed additional stormwater discharge in the drainage way that runs behind the lots in Phase 7A. 4. Where is the outfall for the stormwater lines along Lots 6 -9, block 48? 5. Show volume and page of filed easements on St. Andrews Drive at Turnberry Drive. 6. There are a number of offsite easements proposed on the plat. These will be required to be dedicated by separate instrument or on respective plats. 7. If the proposed sewer lines are in compliance with the target depth of 6', then the required PUE width is 20'. 8. St. Andrews to be designed in accordance with the Bikeways Master Plan to include Bike Lanes. 9. This plat must show compliance with the Bikeways Master Plan. 10. Residential lots are shown fronting on a minor collector. The Commission may restrict residential access on lots adjacent to St. Andrews Drive per Section 8 -G.8. 11.AII utilities are required to meet BCS Design Guidelines. 12. Per Subdivision Regulations 6- C.5.7, show line size of pipelines, design pressure, and product transported. 13. It is the P &Z's discression to require a sidewalk down the northernmost unnamed culdesac and common area to Pebble Creek Parkway. 14.Adding an additional manhole in the floodplain is not recommended. Staff recommends that flow be directed to the exsiting 6" sewer line on St. Andrews. 15. Define PDE. 16.A number of the streets are unnamed. Please provide names. 17. Provide Finished Floor elevations for Lots 23, 24, 31, and 32, Block 46. 18. You will be required to show that there is capacity in the 16" sewer line. 19. Who ties road in over pipeline? Should it even be tied in? The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Friday, October 22, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, November 4, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart @cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda.
