RECOMMENDATION: If the revised Preliminary Plat is approved, Staff recommends approval of the Final Plat with the condition that a Guarantee of Performance be provided for the proposed public infrastructure in the amount of $214,841. 'a� W �` . as I . a i Planning & Zoning Commission Page 2 of 3 December 20, 2012 • DEVELOPMENT HISTORY Annexation: 1983 Zoning: A -O Agricultural Open to C -1 General Commercial (2001); C -1 General Commercial renamed to GC General Commercial (2012) Preliminary Plat: This property was included in the 1997 Master Plan of the Crowley Tract and first preliminary platted as Tower Point in January 2007. The Preliminary Plat was revised in August 2008, September 2009, November 2009, April 2010, June 2010, December 2010, and January 2012. The proposed Preliminary Plat being processed simultaneously amends Phase 13 by separating it into two phases, reconfigures the lots, adds a 1.36 - acre tract to Phase 13B and combines Phase 14 into Phase 10B. Site Development: Vacant. COMMENTS Parkland Dedication: No parkland dedication is proposed and none is required for non- residential projects. Greenways: N/A Pedestrian Connectivity: As a condition of the previously approved sidewalk waiver, developments within Tower Point are required to meet pedestrian connectivity requirement found in Section 12 -7.10 of the Unified Development Ordinance related to building plots over 50,000 square feet. Bicycle Connectivity: This section of Arrington Road is a bike route. Impact Fees: The property is located in the Spring Creek Sewer Impact Fee Area (97 -01). Currently, the Impact Fee for this area is $98.39 per Living Unit Equivalent. Impact Fees are due at time of Building Permit. REVIEW CRITERIA Compliance with Subdivision Regulations: The Final Plat conforms to Phase 13A of the proposed Preliminary Plat and is in compliance with the applicable Subdivision Regulations contained in the Unified Development Ordinance. STAFF RECOMMENDATIONS If the revised Preliminary Plat is approved, Staff recommends approval of the Final Plat with the condition that a Guarantee of Performance be provided for the proposed public infrastructure in the amount of $214,841.
