The response to Engineering comments as follows, numbered the same as the original comments: ZWe now show the Appomattox Drive connection. 2. We are submitting an easement release plat, as I told Spencer upon our original submission. This plat will cover all the miscellaneous easements to be released, plus the portion of the Horse Haven Drive cul-de-sac bulb which is being released for extension of the street. VWe have re-designated the block. W. See item 2. 5. We have added the temporary turn-around, as addressed in item 6. 6 . The home on Lot 18, Block Four, Phase Three (the Burt and Virginia Hermann house) has been included in the plat. 9. The utility scheme is essentially as it was previously approved, with the exception of changes necessitated by creating a connecting street in lieu of cul- de-sacs. 13. We have added a note as requested, to the effect that all structure will be removed at time of development, with the exception of the Hermann house and associated structures. 14. We have added an appropriate easement. 15. The water line "dead ends" have been clarified. They are in fact the same as previously approved on the Preliminary Plat dated August 23. 16. We have revised the two triangular areas to be outside the limit of development, as indicated on the master plan. 17. The triangular area on the south, abutting Lots 8,9,10, 11, 12, and 13 Block Three, has been removed from the limits of development. This has been at the direction of our client. If this will create a problem with the review, please let me know. 18. We have added additional callouts for the location of the flood plain line. No lot in Phases Two or Three lies within the 100 year flood plain. The on-ground location of the flood plain line is the subdivision boundary, except where otherwise indicated. The plat should not require a great deal of Staff time or thought. We have made only a few changes from the previously approved preliminary plat. 1) We have broken the project into two phases for construction purposes. 2) We have connected the 2 bulb cul-de-sacs to achieve better "connectivity" in the area behind the existing house. 3) We have moved the lots around a bit- the additional street allows more effective use of the existing land and we have been able to gain 3 lots. I am a little concerned that it took 7 working days for you to provide a comment that the plat is "too confusing" to continue review. If you have difficulty in reading any document when it contains the items that are expected, our staff and I are always happy to assist. We will gladly provide blow-ups or one-on-one meetings to explain any items you find confusing. 000751-c.34 (3775) I am providing a 1 "=50' drawing with a window exactly like that of the previously approved plat. We have moved the "easements to be abandoned" to a separate sheet, which is also included. I trust this will be less confusing and easier to review. I will call later this afternoon to discuss.
