Re: 705 Wellborn Road
Dear Mr. Thompson:
On behalf of the property owner of 705 Wellborn, I am submitting a request to
install a driveway off of Luther Street onto the subject property. The house is a 4
bedroom, and it currently has a short driveway off of Wellborn Road. This drive will hold
2 cars at the most. The owner's wish to have a curb cut off of Luther. They will then add
a single lane driveway that leads to a larger parking lot, as shown on the attached
drawing. The driveway would be approximately 10 feet wide and proceed through the
easement to the property line. Once through the easement, the parking area would expand
to 20 feet wide and 45 feet deep. This would provide ample parking for a larger family or
roommate group, as it would hold 4 cars. The parking area would be made of aggregate
rock with landscape timbers bordering the area.
Again, we believe this would assist in adding ample parking for the house so that
residents are not tempted to park on the grass, or along the curb. Additionally, they would
not have to use the drive off of Wellborn Road as often. We believe that this is a safety
issue, as well. Having cars back from a driveway onto Wellborn Road can be unsafe, with
the traffic that now travels this road.
I have attached the form that you faxed to my office, but it appears that is must
be completed by your office before we can sign it. Please review the drawing and let me
know if we need to submit any further information. Thank you for your assistance.

Re: 705 Wellborn Road — Residential Access Driveway Application
Mr. Allen:
The subject driveway application has been reviewed. The following items are required for approval:
1. Complete, sign, and submit the "Permit to Construct Access Driveway Facilities on City of
College Station Right -of -Way" application form.
2. Note in the application that the existing drive on Wellborn Road will be closed (i.e. — removed
and re- vegetated within the street Right -of -Way.
3. Revise the attached drawing to reflect that the proposed driveway on Luther Street will not
encroach into the 7.5 foot side set back.
4. Revise the attached drawing to reflect to the proposed driveway width (which must be between
10 feet and 28 feet).
5. Note the proposed drive (within the Right -of -Way) will be in accordance with the attached
detail (i.e. — 6 inch thick concrete, #3 rebars on 18 inch centers each way, 10 foot radii, sawcut
curb and gutter with 18 inch long 3/4 inch diameter doweled expansion joints, etc.) See
