DEVELOPMENT HISTORY
Annexation: 1995
Zoning: A -O Agricultural Open to R -1 Single- Family (2008)
Plat: The subject property was final platted as Lot 9 of the Bald Prairie
Subdivision in 1973.
Site Development: A single - family home exists on the northwestern portion of the
property. This structure is to remain on the lot proposed as 9R1.
The remainder of the property is currently vacant.
COMMENTS
Parkland Dedication: Parkland fee -in -lieu of land dedication in the amount of $20,210 will be
assessed for the ten newly created lots. This fee will be due prior to filing of the final plat.
Greenways: None
Pedestrian Connectivity: Sidewalks are not required and have not been provided with this
development. Both Triumph Court and this portion of Renee Lane are considered cul -de -sacs.
The standards contained in the Unified Development Ordinance for subdivisions do not require
sidewalks on cul -de -sacs. A sidewalk exists along Victoria Avenue. A sidewalk is funded on
Barron Road to the south as part of the CIP project to widen Barron Road. A sidewalk exists
along Passendale Lane (ending at the intersection of Passendale Lane and Renee Lane),
southwest of the proposed subdivision.
Bicycle Connectivity: No bicycle facilities are proposed within the subdivision. A bike lane
exists along Victoria Avenue. A bike lane is funded on Barron Road to the south as a part of the
CIP project to widen Barron Road.

REVIEW CRITERIA
Compliance with Subdivision Regulations: The replat includes five R -1 Single - Family
Residential Tots that front on Renee Lane (existing street) and six R -1 Single- Family Residential
lots that front on Triumph Court, a proposed cul -de -sac. Right -of -Way dedication of
approximately seven feet is proposed along Victoria Avenue (2 -lane Major Collector), in
compliance with the Thoroughfare Plan.
As proposed, the replat includes a discretionary item related to Section 8.2.A.11.a "Lot
Configuration." This section states that an arrangement placing adjacent lots at right angles to
each other should be avoided. Because of the existing configuration of the lots in Edelweiss
Gartens Phase 7, the location of Renee Lane, and the depth of the tract being subdivided, right -
angle lots have been proposed. Lot 9R1 is proposed at a right angle to adjacent platted lots in
Edelweiss Gartens (as shown in graphic below). Additionally, Lots 9R8 and 9R9 are proposed
at right - angles to Lots 9R1 -9R5 (as shown in graphic below).
