Variance for Lot 9R1 having a minimum rear setback of 11.00' Ivhich is 9' less than the minimum 20' per LIDO Article 5.2. 1. That there are special circumstances or conditions affecting the land involved such that strict application of the provisions of this chapter will deprive the applicant of the reasonable use of his land; There is a garage on the back portion of Lot 9R1. This garage was built prior to the current zoning of the property as R -1. Failure to grant the variance request will deprive the applicant of the reasonable use of his land because he would only be authorized to build two (2) homes on the land. With the variance. he would be able to build three (3) homes on the property. 2.
