RESPONSE TO COMMENTS
PLANNING
1. Please remove the 50' located above block 5, lot 10. This callout does not appear to relate to
anything.
The note has been removed.
2. Please label the width /amount of ROW dedication being provided along Greens Prairie Road.
Notes regarding the ROW dedication have been added along Greens Prairie Road.
3. A sidewalk is required to be constructed within the Common Area. This sidewalk will need to be
covered with a public access easement.
A public access easement has been added over the entire Common Area along Greens
Prairie to allow the sidewalk to be constructed anywhere in that area.
4. Please label the existing ROW width of Greens Prairie Road.
The ROW has been labeled. It is not a constant width.
5. Parkland Dedication in the amount of $64,866 will be due prior to the filing of the final plat.

6. A temporary turnaround is required at (specific location) for Fire and Sanitation services:
• An Easement Dedication Sheet and all necessary attachments must be submitted for review
prior to the final plat being scheduled for a P &Z meeting.
• The Temporary Turnaround Easement must be filed at the courthouse and the recording
information included on the Final Plat prior to the plat being filed at the courthouse.
Following conversations with the city staff, it was determined that no temporary easement
was necessary.
7. Please note that you may be required to submit paid tax certificates if they are not current prior to
the filing of your plat.
Paid tax certificates were provided with the plat application.

1. This property is located in the Spring Creek Impact Fee area.

2. Please tie a corner of the property to a Cit of College Station Horizontal Monument.
A tie has been added to the plat.
/3. The Development Permit is currently under review. Any changes required with the development
permit may affect the final plat.

ADDRESSING
1. The proposed street names have been preliminarily approved and will be re- verified prior to filing
any plats to ensure no duplicate street names are being created within Brazos County.

Matt,
I've been working with Pete Vanacek to develop a site plan for one of the two parks associated with Castlegate II and
want to get it into the staff's hands to initiate the review. I need some information for the application that no one seems to
be able to provide. I've attached a pdf so you can get an idea of what we are planning. Parks and Rec have already seen it
and given comments. Here are some of the things I need.
Are there any fees due for the park site plan ? -- s '� Pty V'
Who should I list as the applicant? — Qt.,l\
The plan calls for two small shelters in the park. They are open air, gazebo type shelters adjacent to the jogging trail and
playground. Are NRA drawings necessary for these structures?
Wallace is planning to build this in phases instead of paying Parkland Development Funds. Thus, do you need me to
make an estimate of the values or should that come from someone else (such as Pete)? out. z ' wz
In short, I'm trying to get some of this answered before it's submitted so as to make the review as smooth as possible.
I've asked Pete these things and he doesn't know or doesn't want to answer. He suggested talking to Bridgette George,
but she is not available. You are next on my list. Any direction you can give would be helpful. Thanks.
FYI. I've agreed to accept the other job I was looking at in Houston. I'll probably be here about 3 more weeks as I try to
wrap some of these things up before moving on. Please let Alan, Carol and others there know.
