Munger Subject: RE: Lot 15R, Block 1, River Place Subdivision Phase 2 Alan, The applicant just resubmitted the plat for our review, and I had previously made a comment that they needed to provide confirmation from the County that the maintenance easement is no longer necessary. I received the release of easement on 8/14, but the email didn't mention whether the County is okay with this easement release. I just wanted to touch base and confirm with you. However, the dams were removed? Never placed? I'll follow up to see what documentation we have on the dams. Removal of easement would be approved according to documentation provided. Fyi, about a year or two ago I first became aware of the state's dam safety regs. Not sure if this one exceeds the limits or not. We simply noted that he should get concurrence from your office - ie for the dam easement removal. We do not concur with the proposed Min FF of 228 shown for the subject lot. As mentioned in Note 3 of the replat submittal, a portion of the subject tract lies within the 100 year Floodplain. The floodplain is mapped as a Zone A and subject to interpolated elevations based on contours. All information available to us show that the BFE follows the 230 Elevation Contour in the adjoining area. Brazos County has a new Flood Plain Ordinance which went into effect with the May 16, 2012 FIRM's. Brazos County now requires a 2 foot freeboard above the BFE. To be in compliance with the Ordinance, the minimum FF Elevation show for replat of this lot should be Elev 232. Please let me know if you have any comments or questions. I have left a message with Mandi Alford at City of CS with these comments as well. Best regards, R.
