No work of any kind may start until a permit is issued. 2. The permit may be revoked if any false statements are made herein. 3. If revoked, all work must cease until permit is re -issued. 4. Other permits may be required to fulfill local, state, and federal requirements. Box 9960 College Station, Texas 77842 Re.: LETTER ACKNOWLEDGING Barron Crossing MBESI No. 10530027 Dear City Engineer: CITY STANDARDS The purpose of this letter is to acknowledge that the construction plans for the street, drainage, water, sidewalk, and sanitary sewer for the above -referenced project, to the best of my knowledge, do not deviate from the B/CS Design Guideline Manual with the exception of the following: Sewer Line SE-1 (8" sewer line) needs to be placed at 0.33% grade (TCEQ minimum slope) from Manhole (MH) 1.1 and MH 1.2 and sewer line SE-2 (6" sewer line) needs to be place at 0.50% grade (TCEQ minimum slope) from MH 1.2 to MH 2.1 to have adequate clearance under the storm sewer line SD-1 (60" RCP.) Numerous alternatives were looked at before the decision was made to place the lines at TCEQ minimum slopes. Because these lines are at the lower end of the system where more flow will be going through the system, the placement of these two sections of sewer line at TCEQ minimum slope would not be an issue. Also, there are a couple of instances where the pipe crowns in the storm drainage system could not be match due to grading issues. At these location, not having the matching crowns does not impact the capacity of the storm drainage system. I also acknowledge, to the best of my knowledge, that the details provided in the construction plans are in accordance with the Bryan/College Station Standard Details. Sewer System Analysis General Note: This sewer system will drain to the existing 18"/15" line that runs along Spring Creek. The proposed sewer system will collect wastewater from the residential lots and commercial lots within development as well as the single undeveloped commercial lot north of the project. Primary outfall line: Existing 15" near the southwest corner of the subject property. Software model: Microsoft EXCEL Spreadsheet based on Manning's Equation Average daily flow: Residential Lots: 267 gpd per lot Commercial Lots: 6,000 g.p.d. per acres (85%return on water useage) Peaking factor: 4.0 Pipe Material: ASTM DD3034, SDR 26 PVC Manning'sNvalue.• 0.013 Deviation from BCS Design Guidelines: To obtain adequate clearance under the proposed storm sewer and due to grade issues between the storm sewer, water line and sanitary sewer, the proposed 8" sewer line between Manhole (MH) 1.1 and MH 1.2 has been designed with a minimum slope of 0.33% and the proposed 6" sewer line between MH 1.2 and MH 2.1 has been designed with a minimum slope of 0.50% as per TCEQ minimum requirements. Spreadsheet Notes: The spreadsheet in Exhibit B computes the minimum slope of the lines needed to carry water at 2.5 feet per second or faster. If that slope is less than the minimum slope required by the Cities of Bryan and College Station, the calculated slope value appears in red and indicates that the line has adequate capacity even when laid on the minimum slope Barron Crossing Subdivision Page 1 of 2 MBESI No. 10530027 Conclusion: All of the lines in the spreadsheet on Exhibit B have computed slopes (i.e. Manning Friction Slope Peak Flows) that are less than the minimum required by the City of College Station. Therefore, we conclude that the lines are adequately sized and will easily carry the sewage flows that are expected to pass through them.
