EXCEPTIONS FROM COVERAGE
In addition to the Exclusions and Conditions and Stipulations, your Policy will not cover loss, costs, attorney's fees, and
expenses resulting from:
1. The following restrictive covenants of record itemized below (We must either insert specific recording data or
delete this exception):
Tract One: Volume 3916, Page 201 (on plat) and Volume 3933, Page 184, Official Records, Brazos County,
Texas;
Tract Two: Volume 4178, Page 311 (on plat) and Volume 4204, Page 234, Official Records, Brazos County,
Texas;
Tracts One & Two: Volume 9317, Page 152, Official Records, Brazos County, Texas, but deleting any
covenants, conditions or restrictions indicating a preference, limitation or discrimination based on race, color,
religion, sex, handicap, familial status, or national origin unless and only to the extent that said covenant (a) is
exempt under Chapter 42, Section 3607 of the United States Code or (b) relates to handicap but does not
discriminate against handicapped persons.
2. Any discrepancies, conflicts, or shortages in area or boundary lines, or any encroachments or protrusions, or any
overlapping of improvements.
3. Homestead or community property or survivorship rights, if any, of any spouse of any insured.(Applies to the

4. Any titles or rights asserted by anyone, including, but not limited to, persons, the public, corporations,
governments or other entities
a. to tidelands, or lands comprising the shores or beds of navigable or perennial rivers and streams, lakes, bays,
gulfs or oceans, or
b. to lands beyond the line of the harbor or bulkhead lines as established or changed by any government, or
c. to filled -in lands, or artificial islands, or
d. to statutory water rights, including riparian rights, or
e. to the area extending from the line of mean low tide to the line of vegetation, or the rights of access to that
area or easement along and across that area.

5. Standby fees, taxes and assessments by any taxing authority for the year 2012, and subsequent years, and
subsequent taxes and assessments by any taxing authority for prior years due to change in land usage or ownership,
but not those taxes or assessments for prior years because of an exemption granted to a previous owner of the
property under Section 11.13, Texas Tax Code, or because of improvements not assessed for a previous tax year. (If
Texas Short Form Residential Mortgagee Policy (T -2R) is issued, that policy will substitute "which become due
and payable subsequent to Date of Policy" in lieu of "for the year and subsequent years. ")
6. The terms and conditions of the documents creating your interest in the land.
7. Materials furnished or labor performed in connection with planned construction before signing and delivering the

Field notes of a 1.48 acre tract or parcel of land, lying and being situated in the James Hope Survey, Abstract No. 22,
Brazos County Texas, and being all of the 1.48 acre Reserve Tract as shown on the plat of River Place Subdivision
Phase One, recorded in Volume 3916, Page 202 of the Official Records of Brazos County, Texas, and said 1.48 acre
tract being more particularly described as follows;
BEGINNING at the 1/2" iron rod found marking the common Southerly corner between the beforementioned 1.48
acre Reserve Tract and Lot 25 - 2.25 acres, Block 1, River Place Subdivision Phase One, same being in the North,
line of a 24.06 acre Lake Tract;
THENCE along the common line between the beforementioned 1.48 acre Reserve Tract and the 24.06 acre Lake
Tract as follows:
S 45° 25' 03" W for a distance of 265.70 feet to a 1/2" iron rod found,
S 17° 56' 26" W for a distance of 318.28 feet to a 1/2" iron rod found marking the common corner between said 1.48
acre tract and Lot 26 - 1.72 acres, Block 1, River Place Subdivision Phase One;

THENCE S 44° 34' 57" E along the common line between the beforementioned 1.48 acre Reserve Tract and Lot 25 -
2.25 acres, Block 1, River Place Subdivision Phase One, for a distance of 80.00 feet to the PLACE OF BEGINNING,
containing 1.48 acres of land, more or less.

That portion of 24.06 acre "Lake Tract ", River Place Subdivision Phase Two, Brazos County, according to plat
thereof recorded in Volume 4178, Page 311 of the Official Records of Brazos County, Texas, to be defined by correct
survey.
