If wanting to vary from the preliminary plan in regards to building plots, please provide an exhibit showing the proposed building plots for the purposes of signage/NRA. Notes 9 & 10 have been added to the Fi Plat Also, attached to this submittal is a Signage Master Plan for Caprock Crossing. 2. What is the status of the off -site easements (on Greens Prai Center Phase 2A)? Asa reminder these easements must be dedicated prior to final plat approval. The offsite easement application submittal is being submitted with this re- submittal. 3. Public ways will need to specify street names as there will be addresses taken off of them. The major east west Public Way will be named Charania Lane. The north -south Public Ways do not need to be named. Lots with frontage on SH 40 and SH 6 will be addressed off of SH 40 and SH 6 accordingly. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. • The 20' PUE and sewer line routing to Lot 1, Block 1 has been revised to help create more buildable area for Lots 2 & 3 of Block 1. • The Plat was broken into 5 sheets to provide more detail of the proposed easements and existing easements per the Surveyors request 5. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Since no water, sewer or drainage reports were submitted with this Final Plat, they will be required with each Site Plan. Any deficiencies will have to be revised at that time. Water and sewer reports are attached to this re- submittal. Drainage reports will be submitted with each Site Plan. 2. Initial Site Plan will have to include detention pond design and construction and any necessary offsite easements. CSU is amenable to routing discharge through their property, but more design information is needed. Additional requirements may also be stipulated to insure no added maintenance burden of the drainage way. Noted. 3. Keep in mind that pavement from the recently abandoned ROW may not be removed until cul -de -sac and appropriate signage are approved and constructed. This will also be required with first Site Plan. Noted. 4. TxDOT permit required for adding and removing driveways to TxDOT facilities. Any required donation agreements add additional time to the processing. TxDOT Permits were submitted with the first Site Plan Submittal. 5. Relocate construction exit to your private property before exiting on to street ROW. The construction exit has been relocated to private property. 6. NOI required for release of stamped plans. Noted. 7. Prior to any improvements that are proposed in TMPA easements (access and drainage) documentation will need to be provided that TMPA has agreed to the improvements and if there are any special requirements. Noted. Reviewed by: Carol Cotter Date: 8/29/2012 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. SITE PLAN /PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version of plat and / or site plan as soon as it is available. Email to: ehorton@cstx.gov. Final Plat and Site Plan were sent to ehorton(iies[r.jiov on 9/14/12. 2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This information is critical for CSU to accurately determine the size and number of transformers, and other equipment, required to provide service to the project. Failure to provide load data will result in construction delays and, due to clearance requirements, could affect the final building footprint. Delivery time for transformers and other equipment not in stock is approximate 26 weeks. No load data is available at this time. 3. EASEMENTS: Developer provides temporary blanket easement for construction purposes and upon completion of project must provide descriptive easements for electric infrastructure as designed by CSU. If easements are existing, the developer will be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. Noted. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. Noted. 2. CSU will provide drawings for electrical installation. Noted 3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser. Noted. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. Noted. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. Noted. 6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other device, per CSU specs and design. Noted. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes and secondary pedestals provided by CSU. Noted. 8. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing as designed by CSU. Access drives to both SH 40 and the SH 6 frontage road should include right -turn deceleration lanes. Noted. 2. If the site layout includes a direct connection from the SH 40 access drive through to the existing Old Arrington Road, as currently depicted, the developer will be required to donate a raised median on SH 40 preventing left-turns in and/or out of the development.
