As a part of this process, we are designing the main Leasing / Clubhouse space. As previously discussed, this Group A3 occupancy along with the Group M Retail and Group R2 apartments also within this fire area, will be protected with a Full 13 sprinkler system complying with 903.3.1.1. Within this Clubhouse space we would like to tuck a small portion of it under 4 levels of wood -frame units. As(Type . cons uction'does not allow any portion of the building above 4'`stories'(Re` Table 503), in order to do this, we must qualify this space as a "Basement" such that it will not be considered a Story Above Grade Plane. To that end, I have attached three PDFs illustrating what we propose to do. Please review and let me know if in your opinion this space (Theatre, Pool Equipment and Storage) meets the requirements of a Basement as outlined at Section 502.1, 2006 IBC. I thank you for your time in advance, and do not hesitate to call me if you need additional information.
