Mike and I visited San:: and Joyce Allen at 1808 Song Sparrow
regarding their Arch ite;:tural Improvement Application to add a
sun -room type additions to the back of their home.
The questions we hariicentered on the following:
Concrete slab- The e. fisting 10'x10' concrete patio slab will be
removed and a new sk.9b 20'x13' will be poured and raised to
match the level of the :'misting foundation and attached with
rebar appropriately sp;,aced.
Impact to existing dwelling-- The existing back door of the
house will be remodekid to accommodate French doors and the room
addition will be convectional framing.
Roofing appearance/rnaaterial-- The gabled roof feature in the
front of the house will i»e repeated in the back as the roof
feature of the sun addition, which will be an attractive
addition to the backsidaof the house.
Outside surface matey al- The outside material will be
hardeplank, and the roam will contain windows on all sides and
French doors on the b:*ck side. The hardeplank surface area of
the outside of the horr>P will be under the 25% limit.
Drainage-- A 3 foot concrete walkway will be poured around the
outside of the sun-r000n addition with appropriate drainage.
According to the application plans, the sun room addition will
be tied into the existini; dwelling's HVAC, electrical and
plumbing systems. Kowever, the homeowners did ask about the
possibility of adding a r:Andow-style air conditioning unit in
addition to central air 9nd heat because it will be a
South -facing room, anil they would like to have the extra cooling
boost. Mike and I informed them that window air conditioning
units would not be perr_iitted, but suggested that they could
install a separate outsille unit for the new addition or they
could upgrade their existing 3 ton unit to a 4 ton unit to meet
the future needs of th6additional space.
Mike and I discussed tlye above specifics with Richard Epting via
telephone this evening-, He was in agreement with our
suggestions for air conditioning alternatives.
We approve the Architctural Improvement Application.
