Mr. Cooper,
This e-mail is sent in response to your inquiry regarding replacement of the sign for Cedar Creek Condominiums with a
larger sign. Though staff has correctly determined that the size of the sign requested exceeds that authorized by the
UDO, based on the fact that a staff member (no longer employed by the City) had previously indicated that the sign size
desired was permissible, I am willing to permit the requested size sign.
However, the sign face and the sign location must meet all other applicable provisions of the UDO. The sign that was
presented for approval appears to contain more colors than permitted under the UDO. It is also possible that the sign
(given its larger size) may need to be set back further to avoid blocking the line of sight at the intersection with
University.
Please revise your permit application to include a sign face that complies with the UDO. At the time of the new
submittal we will determine if the proposed location of the sign is in compliance.
Please also note that the sign will continue to be considered lawfully non -conforming and will be bound by the
provisions of the original approval granted the landowner, meaning that future replacement of the sign must comply
with the original sign size, not with this most recent interpretation.
