RESULTS OF ASBESTOS SURVEY
VACANT (FORMER CICI'S PIZZA) LEASE SPACE AT 1713 S. TEXAS AVENUE
CULPEPPER PLAZA SHOPPING CENTER
COLLEGE STATION, TEXAS 77840
Introduction
This report presents the results of the asbestos survey performed for the vacant 4,000 square foot lease space located
at 1713 S. Texas Avenue, in Culpepper Plaza Shopping Center, in College Station, Texas. This survey was authorized
by Mr. Robert Scott with New Plan on November 1, 2006, and performed in general accordance with our confirmed
scope of services.
Purpose and Scope. The purpose of this survey was to determine if asbestos is present in the existing building
materials within the vacant lease space located at 1713 S. Texas Avenue in College Station, Texas. The scope of
services included performance of the following tasks:
• Collect and analyze representative samples of suspect asbestos -containing materials, and
• Prepare a report discussing results from laboratory testing and presenting recommendations/conclusions.
Report Organization. This report is divided into sections that discuss the field investigation, laboratory analyses and
results. Supporting documentation follows the text.
Field Survey
The asbestos survey was conducted on November 8, 2006, by Ms. Shawna McIntyre, TDSHS licensed Asbestos
Inspector (No. 602648) with Asbestos Consultants, Inc. (TDH Asbestos Consultant Agency License #10-0120), and
included representative sampling of suspect asbestos containing building materials within the vacant lease space.
Asbestos Consultants, Inc. looked for suspect ACBM in accordance with the Asbestos School Hazard Abatement
Reauthorization Act (ASHARA) of 1990.
Observations
Tan/pink, nonfriable, 12-in. x 12-in. ceramic tile with grout is present throughout the main dining areas and rest
rooms (— 1,000 square feet). Green carpet with yellow mastic over concrete was also observed in the dining area.
Rubberized/plastic nonfriable 9-in. x 9-in. tiles over clean concrete were present in the kitchen serving areas.
The perimeter and interior built-up walls within the lease space are constructed of nonfriable gypsum board
(Sheetrock) with friable dry wall joint compound and white textured paint. Wood wainscot wall panels with white
paint were observed on the interior walls. The furrdown above the serving area is constructed of nonfriable gypsum
board (Sheetrock) with friable dry wall joint compound and green/white textured paint. Glass and brick are present
across the storefront.
A tile ceiling with gray, friable, 24-in. x 48-in. ceiling tiles with white paint are common to the lease space. The grid
is suspended beneath clean structural steel beams and the metal roof deck. Fiberglass insulation is present against the
roof deck. Fiberglass batt insulation was observed above the individual ceiling tiles.
Fiberglass -insulated HVAC flex duct with a silver foil covering was observed above the suspended tile ceiling.

Sampling. Suspect asbestos -containing building materials (ACM) are classified as surfacing, thermal or
miscellaneous materials. Sampling during the field investigation was conducted in accordance with the Texas
Asbestos Health Protection Rules, and included the collection of twelve bulk samples of suspect miscellaneous
materials. The samples were subsequently submitted to Envirotest, Inc., a TDSHS licensed asbestos laboratory
(TDSHS license 03-0005), for analysis. Table 1 presents details of the bulk sample type and location.
In general, three representative samples of each suspect building material were taken from random locations
throughout the lease space. For this survey, the following suspect building materials were sampled:
• Nonfriable 12-in. x 12-in. ceramic tile and grout, no damage,
• Friable 24-in. x 48-in. ceiling tiles with white paint, no damage,
• Nonfriable ceiling board (furrdown) with dry wall joint compound and paint, no damage, and
• Nonfriable wallboard (gypsum/Sheetrock) with dry wall joint compound and paint, no damage.
Friable ACBM is a material that, when dry, can be crumbled, pulverized, or reduced to powder by hand pressure.
Nonfriable ACBM can be pulverized or reduced to powder only during machining, cutting, drilling, or other abrasive
procedures. Friable ACBM is more likely than nonfriable ACBM to release asbestos fibers when disturbed.
All samples were collected in a manner that reduced the potential for fiber release and exposure, using amended water
and personal protective equipment where necessary. After recovery, samples were placed in secure containers for
transport to Envirotest, Inc. Appropriate chains of custody protocols were initiated at this time. Sampling of glass
and/or nonfriable brick were not included as part of this survey..
Laboratory Analyses
Bulk samples were analyzed by a trained analyst(s) using Polarized Light Microscopy (PLM) according to the US
EPA Interim Method for the Determination of Asbestos. This technique characterizes the material's refractive
indices, fiber morphology, birefringence, extinction angle, and sign of elongation, and dispersion staining colors to
detect asbestos. Percentage compositions are based on approximate area compositions (by visual area estimation)
under a stereomicroscope. A material is considered an asbestos -containing material (ACM) if it contains greater than
one- percent asbestos as analyzed by calibrated visual area estimation (PLM). The results of the bulk sample analyses
are given in Table 1.
Laboratory analyses results show no asbestos being detected in the suspect building materials sampled within the lease
space. Original laboratory bulk sample test results are presented in Appendix I.
Conclusions
Based on results of the laboratory analysis, no asbestos is present in the suspect building materials sampled
within the lease space located at 1713 S. Texas Avenue, Culpepper Plaza Shopping Center, in College Station,
Texas.

This report presents the results of the asbestos survey performed for the vacant lease space located at 1713 S. Texas
Avenue in College Station, Texas. This report describes only conditions present at the time of my survey in the areas
surveyed. The reported observations and conclusions are limited only by the reported assumptions and limiting
conditions and represents our unbiased and professional analysis, opinions, and conclusions. Asbestos Consultants,
Inc. should be contacted if building materials (including surfacing textures, flooring, etc.) different than those
observed and/or encountered during this survey are uncovered during the renovation of the lease space.
Destructive sampling procedures (drilling through the roof, walls, floors, and ceilings) were not used or authorized.
This work was conducted using standard principles and practices, and the scope of this report is limited to the matters
expressively covered. Asbestos Consultants, Inc. makes no warranties, expressed or implied, including without
limitation, warranties as to the marketability of the site or fitness for a particular use. Information in this report is not

Asbestos content percentages are reported by area percent estimation. < = less than, > = greater than: Conversion
of area percent to dry weight is not feasible unless the specific gravities and relative volumes of the different matrix
materials are known. Accuracy and precision of the analysis is dependent upon the following items: quantity of
sample analyzed, homogeneity of the sample, nature of matrix interference, sample preparation techniques, fiber
size, material type, and the percent of asbestos involved.
Inhomogeneous samples are separated into sub -samples and each layer is analyzed and reported separately, where
applicable.

of services.
Purpose and Scope. The purpose of this survey was to determine if asbestos is present in the existing building
materials within the vacant lease space located at 1667 S. Texas Avenue in College Station, Texas. The scope of
services included performance of the following tasks:
• Collect and analyze representative samples of suspect asbestos -containing materials, and
• Prepare a report discussing results from laboratory testing and presenting recommendations/conclusions.
Report Organization. This report is divided into sections that discuss the field investigation, laboratory analyses and

Field Survey
The asbestos survey was conducted on June 27, 2006, by Patrick McIntyre, P.E., with Asbestos Consultants, Inc.
(TDH Asbestos Consultant Agency License #10-0120), and included representative sampling of suspect asbestos
containing building materials within the vacant lease space. Asbestos Consultants, Inc. looked for suspect ACBM in
accordance with the Asbestos School Hazard Abatement Reauthorization Act (ASHARA) of 1990.
Observations
Gray carpet with yellow mastic over clean concrete was common throughout the majority of the main retail area. Tan,
nonfriable,' 12-in. x 12-in. floor tile with black tar mastic is present in the back storeroom and rest room (— 400 square
feet). Tan, nonfriable, linoleum sheet flooring with yellow mastic is present in the middle left rest room (— 20 square
feet).
The perimeter and interior built-up walls within the lease space are constructed of nonfriable gypsum board
(Sheetrock) with friable dry wall joint compound and white textured paint. Brown wall covering was observed on the
walls in the back rest room.

asbestos was detected in the remaining suspect building materials sampled within the lease space. Original laboratory
bulk sample test results are presented in Appendix I.
Conclusions
Based on results of the laboratory analysis, asbestos is present in the tan, nonfriable, 12-in. x 12-in. floor tile
and black tar mastic present in the back storeroom and rest room 400 square feet) within the lease space.
No asbestos was detected in the remaining suspect building materials sampled within the lease space located at
1667 S. Texas Avenue, Culpepper Plaza Shopping Center, in College Station, Texas.
The tan, nonfriable, 12-in. x 12-in. floor tile and black tar mastic present in the back storeroom and rest room
should be removed by a TDSHS licensed asbestos abatement contractor prior to any renovation or demolition
activities which might disturb these materials.

of area percent to dry weight is not feasible unless the specific gravities and relative volumes of the different matrix
materials are known. Accuracy and precision of the analysis is dependent upon the following items: quantity of
sample analyzed, homogeneity of the sample, nature of matrix interference, sample preparation techniques, fiber
size, material type, and.the percent of asbestos involved.
