V* Mr. Perry Pg. 3 Drawinos-for the Electrical Contractor. to reverse the panel - boards in the closet walls, facing them out into the living (Bed Room) spaces, to make more room, ofcode.req.uirement dimensions. We believe that this can be accomplished without having to re- wire major portions of the Complex. Item #9: This item addresses the -requirement s for separate ele- ctrical circuits for -appliances, etc, in the building. Items such as disposal units, dishwashers, refrigertors, etc., will require separate circuits. We show in our:Panelboard Schedules some of the circuit breaker arrangements- for appliance circuits and lighting circuits and power circuits. Since the panelboards are now existing and have some spare spaces in them, we will be able to reuse most of the existing circuit breakers and re- arrange them in the panelboard. Some additional 'circuit break- ers will be necessary- to serve the HVAC syste.ms and other ad- ditional loads in each living unit. W-e discussed the use of "piggyback" type circuit breakers -being used. -where panelboards have a shortage of space. We deci..ded that this would be a good way to solve the problem, and be able to reuse the existing pan- elboar.ds. The installation of new panelb.oards, just to gain one more circuit space would be very expensive,<and "piggyback" breakers are used extensively in most localities for. remodeling projects. We did not revise the panelboard shedules. to show the use of "piggyback" breakers, but we. did put a note on the Drawings that the panelbcards could be wired in this manner. We put a note on the Drawings requiring the Electrical Contract- or to extend two spare circuits from the Panelboards, into the attic space for future use. We discussed this matter in our meeting, and determined that the circuits (one 12/2 with ground, and one 1.0/3 with ground) be extended into the attic. Item #10: item #10 addresses the need for mechanical ventila- tion of toilet rooms. We have indicated on. the drawings, for the Electrical Contractor to furnish and install in each toilet room, an exhaust fan complete with a switch and ductwork with a weatherproof cap outdoors. These ar-e indicated in'each toilet room, public and private, on the Drawings. Item #11: item #11, indicates the need_ for non -absorbing type floors and 4'-0" wainscote in each public restroom. We will refer this requirement to the Architect for incorporation into the Architectural Drawings. Item #12: Indicates the need for access doors to all bathtub piping. We will, as above, refer to the Arch:�tect, the need for putting in access doors to bathtub plumbing walls. Item #13: This item indicates the need for GF! type power out- lets in bathrooms, kitchens (within 6`-0" of sinks), and out- side the building. We have placed a note on the Drawings, and the Specifications indicating this requirement. This ends the Check List furnished to us by your..office; dated January 6, 1992. As you will recall, we: met to review the Check List of items that ne.ed-ed.clarific.ation or for major changes in the Mechanical and Electrical..Drawings and Spec- ifications. At the time that we, met, the Specifications had just been completed and -the Drawings for the Mechanical and -Ele- ctrical Work had just been,.delivered to you for review., and Mr. San Angelo had examined the Drawings and.had submitted.a Check List to Jauregi Architects showing some changes that needed to be made so that the Work indicated would.meet the Code require- ments of College Station. The list wassubsequently delivered to Keliett Engineering, the engineers for the Project. We re- viewed the. List, and the Drawings, -and -to be sure that we under- stood all the comments, we asked fora meeting.between-yourself and myself, in your office. This letter is to -indicate to you, as I promised in the meeting, .the changes that we made to the Drawings and Specifications to bring them up to Code Requirement prior -to releasing the Documents for, Bids: We will go thru the - List that you sent, Item by Item, so that a logical discourse can be made: Item #1: This item addressed the nA for validation of -the eng- ineer's seals on the Drawings. We have signed ;and dated the seals on all of the mechanical and electrical sheets (211: sheets). Item #2: This item concerned placement of power outlets for. servicing the air cooled condensing.unL at each cluster of air cooled condensing units. This is a Code requirement. We have indicated, on the electrical drawings, the location of the GF! type power outlets at each cluster of condensing units. Item #3: This item concerns vacuum -break 4 ng devices to prevent back siphonage into the'.public water sup:ply system thru the hot water heating system piping. We have made a note on the drawing at the water heating detail concerning the placement .of anti - siphon vacuum breakers being installed in.the piping system. Item #4: This item indicates the need for flue vent- sizes being shown .on the Drawings. We anticipate that an alternative type Mr. Perry Pg. 2 water heating. system; employing a domestic ,not water boiler and some hot water storage .tanks. We have placed a no.te..on the. Draw- ina, near ,the . details .of the watgr heating system, indicating �- the requirements for showing, in Shope Drawing form, the details of the alternate hot water heating system. We will require that the system meet all. Code requirements.. This. letter will assure you that we will not approve a system for the building that will not meet the. Code. requirements. We will be unable to show the flue sizes until the alternative, system _has been. selected and shop drawings hwe.been, submitted for approval. You will be del- ivered a set of the Shop Drawings. Item #5: Concerning relief valve discharge piping. We have made a note on the DRAWINGS that, all piping from .Temperature and Pressure relief valves shall be pipe.d,.ful.l size, from said valves to the outside of the building walls, and terminated with a 451 elbow, pointed downward. Item #6: This Item indicates the need for a.LINT TRAP for the laundry rooms. This lint trap was ommitted on the original.Draw- ings. We did not show the.waste piping for the Laundry Building since the building's plumbing: system was existing, and modifica- tions to the system would be necessary in.the remodeling.of .the Building to incorporate.the, Laundry.Room. The piping must first be located, at the jobsite, and then the re-routing of the waste lines will be determined. At that time',.. we. will need to show where the Lint Trap will be installed... We. will show a Standard Detail of a Lint Trap on the Drawings,. so that the Plumber will know what he is expe,&cted to furn,s.h and install at the job. Item #7: This Item concerns "E.lectrical Strip Heaters" in the HUAC units. We.discussed this with you during the meeting, and it seems that we di.dn't make it very clear o.n the Equipment Sch- edules, that all of the HUAC units were Heat.. Pumps, and that the heat strips were only emergency heat strips that will only come on if there is an emergency condition., such as failure of the refrigeration system in the heat pump .m.echani.sm. As yo.0 may recall, we showed the heat strips being connected to circuit. breakers in the Panelboa.rds. This is.confusin.g since it.implies that we are using resistance heat. Resistance.heating is not allowed by the new Energy Code of College Station.,.. We believe that we have this item c.lari.fied, and that the heating will be all done by.heat pump type systems.. Item #8: Panelboards located inside. closets. This was an over- sight on our part, and partly a misunderstanding .on our part since the panelboards were already existing. We should(; have known that there was not enough room for the pla.c,ement of the. panelboards in the closets in the first place. Since the panels were in the closets, and had been there for the life of.the Apa- rtment Complex, we assummed that they were acceptable., and. used them in place. We, after discussion with you, have decided, with your suggestion, to reverse the panelboards in. the, walls and make them face into the living spaces would be the best idea and the most economical way to solve the problem of making room for operating the panels. The Drawings, including a Plan and Profile Drawing of the fire hydrant installation are now in preparation by our engine- ering office. The Drawings will not be completed until tomorrow (April 2, 1992), due to some additional field work needing be done at the jobsite. We are working on this project as a priority to meet the dead- lines. This letter to you is to assure you that the information on the forthcoming documents will meet any criteria that the City of College Station requires.
