The contractor shall provide necessary construction permits, and comply with local ordinances and regulations. Section 3 CONTRACTORS LIABILITY INSURANCE AND BONDS 1. Bonds - Contractor shall provide bonding as required by the Landlord. 2. Insurance - The contractor shall not commence work under this contract until he has obtained, as a minimum, the insurance required by Landlord and evidence of such insurance has been submitted to and approved by the Landlord. a. Workers Compensation and Employers Liability Insurance as in accordance with local regulations. b. Commercial General Liability Insurance - Occurrence Policy with limits of not less than - the amounts required by the Landlord. 1. General Aggregate 2. Personal & Advertising Injury 3. Each Occurrence 4. Fire & Property Damage 5. Medical Expense (any one person) 6. Endorsements attached thereto including the following or their equivalent: a. Amendments of limits of insurance (designated project or premises), describing the subject contract and specifying limits as shown above. b. Additional insured - naming the Owner, Architect and Landlord as additional insured and containing the following statement - "This endorsement also constitutes primary coverage in the event of any occurrence, claim, or suit". Section 4 BUILDERS RISK INSURANCE 1. Contractor shall provide to the Landlord proof of Builders risk insurance in the amount of the estimated cost of tenant's improvements naming the Landlord as additional insured. Section 5 CONTRACTORS LICENSE 1. Contractor shall provide to the Landlord proof of License to operate as a contractor in accordance with state and local law. Section 6 CONTRACTOR RESPONSIBILITY 1. Contractor is fully responsible for the project. The Contractor shall fully comply with the Landlord's construction policies and requirements. The Landlord, tenant construction agreement is herein made a part of the contract documents in its entirety. The contractor and subcontractors shall be aware of and comply with all applicable provisions. 2. Contractor is fully responsible for the receipt and storage of owner furnished material delivered to the site and shall upon request by the owner show what materials were received, the number of materials received, and on which dates materials were received. Contractor shall not refuse shipment of materials without prior approval by owner. Contractor shall inspect crates and boxes for damage and notify owner immediately of damaged shipments. Section 7 INSTRUCTIONS TO BIDDERS 1. Submit bids to the Owner in accordance with their requirements. SPECIFICATION General 1. The contractor shall visit the site and make themselves aware of all existing conditions. 2. The contractor's work shall include all demolition, alterations, and new construction to substantially complete the work indicated in the contract documents. 3. All material shall meet state and local fire and building codes. 4. Verify all dimensions prior to construction. Notify Architect of any major discrepancies. 5. Temporary barricades shall be the contractor's responsibility where required by the Landlord. 6. Contractor shall be, responsible for removal of refuse from the premises. WARRANTIES 1. The contractor agrees that if at any time during one year from date of completion and acceptance of the work covered by the contract, any part of the materials or workmanship furnished and/or installed by the contractor shall prove to be defective, the contractor will replace or repair defective work to the satisfaction of the Owner. OWNER FURNISHED MATERIAL 1. Contractor shall provide all equipment, misc. material and labor necessary to install all owner furnished material. 2. Security gate and steel supports shall be furnished and installed under separate contract by the Owner. General contractor shall prepare rough opening and coordinate schedule with Owner's gate installer. 3. Carpet and Pad - Carpet and pad to be furnished by owner and installed by contractor. Contractor shall supply all labor and miscellaneous materials required for proper installation. 4. Wall Standards - All wall standards to be furnished by Owner and installed by contractor. 5. Electrical fixtures and lens shall be furnished by Owner and installed by contractor. 6. Ceramic floor tile shall be furnished by Owner and installed by contractor. 7. Sign shall be furnished and installed under separate contract. 8: Slatwall shall be furnished by Owner and installed by contractor. 9.. Speakersand music system.shall be furnished by Owner and installed by contractor. 10. Fire extingushers two (2) thus with surface mounted bracket shall be furnished by Owner and installed by Contractor. 11. Carpet base shall be furnished by Owner and installed by Contractor. 12. Curtain, curtain rod and hardware supplied by Owner and installed by Contractor. METALS 1. Contractor shall provide all necessary structural systems and members, hanging devices and anchors throughout store, as required for safe support of all architectural, mechanical, electrical and store fixture items. 2. Metal storefront structure work shall be done in professional quality. Exposed welds shall be ground smooth, and metal surfaces to receive paint properly prepared. CARPENTRY 1. All concealed wood blocking shall be fire resistance treated and non- combustible, construction grade, and kiln dried, Hem or Douglas Fir. 2. Structural wood shall be fire resistance, treated and non-combustible, kiln dried, #1 and better, Hem or Douglas Fir. 3. Storage room shelving - to be furnished and installed by contractor. a. Shelving shall be 1"xl6" medium density particle board. WOOD DOORS 1. All wood doors shall be.20 minute U.L. labeled, solid core, with birch veneer. 2. Dressing room doors shall be solid pine louvered doors. CABINETWORK 1. Minimum 3/4" medium density particle board, reinforce joints and edges minimum 1-1/2 thickness. 2. Interior finish - shall be low pressure polyester laminate. Color shall be black. 3. Exterior and countertop finish shall be high pressure plastic laminate manufactured by Nevamar. Color shall be Charcoal Matrix #MR-6-2T textured, or by Wilson Art color shall be Graphite Nebula #4623-8. STEEL DOOR FRAMES 1. Shall be 18 gauge cold rolled steel drywall type frames. 2. Provide U.L. labeled frames as per door schedule. FINISH HARDWARE 1. All finishes shall be US26D. 2. Hinges shall be halter or equal butt type as required. 3. Latchsets shall be schlage or equal 'D' series lever style. 4. Door closures shall be LCN or equal Series 1070. 5. Door stops - provide wall mounted door stops at all doors. 6. Hardware schedule. 7. Pivot hinges shall be double acting gravity pivot #8007-steel as manufactured by McKinney Mfg Co., Scranton, Pennsylvania or equal. 8. Metal Studs a. 31 x 20 Gauge at 24" O.C. braced at 131- 8" above finished floor. b. 38 x 25 Gauge at 24" O.C. braced at 12'- 3" above finished floor. c. 6" x 25 Gauge at 24" O.C. braced at 15'- 0" above finished floor. See drawing for specific locations. 3. Fire rated gypsum board shall be UL rated 5/8" thick 4'xl2'. 4. Wall texturing shall be sprayed on orange peel type texture finish. 5. Fire tape all sheetrock at perimeter and demising walls. 6. Finish tape all exposed sheetrock surfaces to receive paint. 7. Sand, repair, and fill all nail holes and imperfections prior to applying primer coat. ACOUSTICAL CEILING SYSTEM 1. 21x4' lay -in ceiling panels shall be hytone mineral fiber, baroque customline by Celotex or equal. Tile shall have 21x2' definition with reveal tegular edge. 2. Suspended grid shall be 15/16"xl-1/2" white metal grid by celotex or equal. 3. Provide one full carton of acoustic panel to the owner for future replacement. GLUE DOWN CARPET AND PAD 1. Carpet and pad shall be provided by owner, installed by contractor. 2. Remove all existing flooring. Clean and prepare floor as required for new flooring. 3. Adhere carpet pad to concrete slab. 4. Adhere carpet to pad. 5. Contractor shall provide all equipment, miscellaneous material and labor necessary to install above items. SHEET VINYL 1. Sheet vinyl shall be supplied by contractor and installed by contractor. 2. Sheet vinyl shall be Armstrong Segate Series #86540 Porcelain. PAINTING 1. All painted surfaces shall receive one coat primer and two coats of specified finish paint. 2. Primer shall be as recommended by the specified finish coat manufacturer. 3. Polomyx paint available through Hirshfield's, 721 2nd Avenue North, Minneapolis, MN 55405. Telephone Number 1-800-358-6332 Ext. 120 Attn: Rack Thuleen. MIRROR 1. Dressing room mirrors shall be 1/4" thick x 24" x 60" float plate glass with polished edges. 2. Mount mirrors with stainless steel mirror clips two each at top and bottom. Also apply with a continuous clear silicone bead 1/2" from edge around entire perimeter. DRESSING ROOM ACCESSORIES 1. Furnish and install (14) robe hooks two (2) in each dressing room. Robe hooks shall be garment hook #405 as manufactured by Ives. 2. Curtain and curtain rod hardware installed in handicapped dressing only. Bore 11" hole h" depth into wood frame. EX-06. I E51 r.
