Dear Morgan:
The following are the responses to the Planning, Engineering, and Sanitation review comments we
received on January 13, 2012 from the City of College Station for the above - referenced project. The
responses for each item are in red italics below each comment that we received.
PLANNING COMMENTS:
1. The building plot note needs to be revised to match the proposed final plat language that states
that the building plot will be less than 50,000 SF.
Plat language has been revised. Please refer to email correspondence dated 1/25/2012.
2. All easements must be shown and labeled with their volume and page number. Please indicate
this on all existing PUE's.
Volume and page numbers for all existing PUEs have been added.
3. Repeat: Please label:
• Knox box location
Knox box is located on the north /northeast side of the building and has been labeled.
• Fire lane. Please specify if the lane will be marked or if signage will be added.
Fire lane has been labeled with a hatch. Note has been added to sheet to install signs and
pavement markings as required by the fire department.

ENGINEERING COMMENTS NO. 2
1. Clearly label all existing and proposed easements. Existing easements should be labeled
with volume and page number as well.
• Please label the existing easements along the front of the lot on Sh. EX1.
• Please label the proposed PAE & PUE along the common drive between Lots 4 & 5.
Volume and page numbers for all existing PUEs have been added.
2. Please adjust the private storm sewer line so that it does not run within the proposed PUE.
The storm sewer line still runs through the PUE, but please refer to prior correspondence for
approvals.
3. Please label the flowlines of the existing sanitary sewer manhole and the service line tying
into the manhole.
This has been done.

The following are the responses to the Planning, Engineering, and Sanitation review comments we
received on November 29, 2011 from the City of College Station for the above - Referenced project.
The responses for each item are in red italics below each comment that we received. Please refer to
other correspondence for information regarding the electrical comments and responses.
PLANNING COMMENTS:
Please add a line legend and use the name line for related items. For instance, easements
should use one line style. The property line and water line, and the curb and sewer line, are
too similar. The property line is shown using two different lines, there appear to be
unidentified lines, and the curb line is hatched which makes it appear to be a non - continuous
curb line.

There is. The curb was previously not dear, but now it's been called out, so it should be
easier to see.

The pedestrian path that passes between two parking spaces needs to be curbed so that
vehicles don't park over the area.
The extra spot has been removed, eliminating the conflict.

X. The ownership and zoning must be provided for the subject and abutting properties.

Since grading information is not provided on the site plan, please submit a grading plan and
the second sheet of the site plan for the next round of review.

19. What material is proposed for the pavement stabilized subgrade?

20. In the application,:
• Lot 15 is referenced in the legal description on page 1;
• The total number of spaces required states 12 and 34 are bring provided (this is
not accurate); and,
• The total acreage doesn't match the site plan.
21. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your

plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

GREENWAYS
1. Bicycle parking is required as indicated in Article 7 Section 9 of the UDO. Each building
shall provide a facility capable of storing a minimum of four (4) bicycles. Please use the
inverted u type rack. Additional details are referenced in the above location of the
UDO.

ENGINEERING COMMENTS NO. 1
1. Please provide the minimum, average, and maximum domestic water and sanitary sewer
demands in gallons per minute. This has been added.
2. Please update the vicinity map to show the site highlighted. It appears that this site is
slightly off the edge of the map.
This has been fixed.
3. Provide a Legend that labels different line types.
This has been fixed.
4. Please show /label existing and proposed contours on this lot.

5. Verify that the following easements are not on site:
a. 20 -ft PUE (Vo1.723, P.889) Done.
b. 20 -ft PUE (Vol.730, P.367) Done.
6. Clearly label all existing and proposed easements. Existing easements should be labeled
with volume and page number as well.

7. An additional sanitary sewer cleanout should be added by the manhole where the tie -in
will be located.
This has been added.
8. Please label the flowlines of the existing sanitary sewer manhole and the service line
tying into the manhole.

9. Please adjust the private storm sewer line so that it does not run within the proposed
PUE. Done.
10. Label the waterline size between the main and the water meters.
11. FYI...All proposed easements will need to be dedicated prior to Certificate of Occupancy.
12. FYI...The plat for this lot will need to be filed prior to approval of the site plan.
13. Construction plans and documents are still under review and may result in additional
comments that affect the site plan.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes and provides
descriptive easements for electric infrastructure as designed by CSU for electric lines
(including street lights if required).
2. Developer will be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
3. The following easements will be required:
• descriptive easements for electric infrastructure as designed by CSU
GENERAL ELECTRICAL COMMENTS
1. Developer provides electrical load data to CSU as soon as it is available to avoid construction
delays. Transformers are sized and provided by CSU and all transformer sizes are not kept in
stock. Note: Delivery time for transformers not in stock can be up to 40 weeks.
2. Developer installs conduit per CSU specs and design.
3. CSU will provide drawings for electrical installation.
4. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
5. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
6. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
7. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.

8. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes
and secondary pedestals provided by CSU).
9. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
amartinezOcstx.gov.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
