Exceptions: 1. Any portion of the subject property lying within the boundaries of any public or private roadway whether dedicated or not. 2. Visible and apparent easements on, over or across subject property. 3. Any encroachment, encumbrance, violation, variation, or adverse circumstance affecting the title that would be disclosed by an accurate and complete land survey of the land. 4.
