THIS IS TO CERTIFY: That we have examined the records of the County Clerk of Brazos
County, Texas as they are reflected in the geographically indexed title plant of University Title
Company as to the following property, to -wit:
Tract One:
Metes and bounds description of all that certain tract or parcel of land, lying and being
situated in the Morgan Rector League, Abstract No. 46, College Station, Brazos County,
Texas, and being a portion of a called 32.28 acre tract as described by a Deed recorded in
Volume 436, Page 692 of the Deed Records of Brazos County, Texas.
Said tract being more particularly described by metes and bounds as follows:
BEGINNING at a % inch iron rod found marking the North corner of Lot 5, Block 2 of
Woodstock, Section 1, according to the plat recorded in Volume 436, Page 481 of the Deed
of Records of Brazos County, Texas;
THENCE: S 44° 32' 19" E along the Northeast line of said 32.28 acre tract for a distance of
818.47 feet to a 5/8 inch iron rod set in the Northwest right -of -way line of Holleman Drive
(70' R.O.W.), for reference a 5/8 inch iron rod found bears: N 33° 23' 25" W for a distance
of 0.34 feet;
THENCE: S 45° 56' 24" W along said right -of -way line for a distance of 251.85 feet to a 5/8
inch iron rod set marking the beginning of a curve to the right, having a radius of 965.00
feet, for reference a' /= inch rod found bears: N 85° 02' 33" W for a distance of 0.11 feet;
THENCE continue along said curve for an arc length of 602.72 feet to a 5/8 inch iron rod
set marking the end of this curve, (curve data: Delta = 35° 47' 09 ", Tangent = 311.55 feet),
the chord for this curve bears: S 63° 49' 59" W for a distance of 592.97 feet, for reference a
'/ inch iron rod found bears: N 69° 41' 29" E for a distance of 0.09 feet;
THENCE: S 81° 43' 33" W for a distance of 78.48 feet to a 5/8 inch iron rod set marking
the beginning of a curve to the right, having a radius of 50.00 feet;
THENCE continuing along said curve for an arc length of 69.80 feet to a 5/8 inch iron rod

the chord for this curve bears: N 58° 16' 58" W for a distance of 64.27 feet, for reference a
'/ inch iron rod found bears: S 88° 50' 05" E for a distance of 0.07 feet;
THENCE: N 18° 17' 28" W along the Northeast right -of -way line of Dartmouth Street (80'
R.O.W.) for a distance of 1.87 feet to a 5/8 inch iron rod set marking the beginning of a
curve to the left, having a radius of 1195.74 feet;
THENCE continue along said curve for an arc length of 541.74 feet to a 5/8 inch iron rod
set marking the end of this curve, (curve data: Delta = 25° 57' 30 ", Tangent = 275.60 feet),
the chord for this curve bears: N 31° 16' 13" W for a distance of 537.12 feet, said iron rod
also lying in the Northwest line of said 32.28 acre tract and marking the South corner of
Lot 5, Block 2, of said Woodstock Section 1, for reference a'/: inch iron rod found bears: N
49° 08' 07" W for a distance of 0.65 feet;
THENCE: N 45° 44' 49" E along the Southeast line of said Lot 5, for a distance of 769.04
feet to the POINT OF BEGINNING containing 14.620 acres of land as surveyed on the
ground August 1992.

Metes and bounds description of all that certain tract or parcel of land, lying and being
situated in the Morgan Rector League, Abstract No. 46, College Station, Brazos County,
Texas. Said tract also being a portion of a called 32.28 acre tract as described by a Deed to
Statesman Bank for Savings, FSB, recorded in Volume 1071, Page 455 of the Official
Records of Brazos County, Texas.
Said tract being more particularly described by the metes and bounds as follows:
COMMENCING at a 'A inch iron rod found marking the North corner of said 32.28 acre
tract and the East corner of Lot 5, Block 2 of Woodstock, Section 1, according to the plat
recorded in Volume 436, Page 481 of the Deed Records of Brazos County, Texas, said iron
rod also being on the Southwest line of a called 6.5 acre tract as described by a Deed to the
City of College Station, recorded in Volume 389, Page 28 of the Deed Records of Brazos
County, Texas;
THENCE: S 44° 32' 19" E along the common line of said 32.28 acre tract and said 6.5 acre
tract for a distance of 72.81 feet to a point in the center of a creek, marking the POINT OF
BEGINNING for this herein described tract;
THENCE: S 44° 32' 19" E continuing along said line for a distance of 745.66 feet to a 5/8
inch iron rod found marking the East corner of this herein described tract, said iron rod
also being on the Northwest right -of -way line of Holleman Drive (70' RO.W.);
THENCE: along the Northwest Right -of -way line of Holleman Drive for the following

rod also being on the Southwest line of a called 6.5 acre tract as described by a Deed to the

tract for a distance of 72.81 feet to a point in the center of a creek, marking the POINT OF

inch iron rod found marking the East corner of this herein described tract, said iron rod
