SUBJECT: REDMOND TERRACE (FP- REPLAT) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, July 5, 10:00
a.m., your project will be placed on the next available Planning and Zoning Commission
meeting scheduled for, July 15, 2004, 7:00 p.m. in the City Hall Council Chambers,
1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Carol Cotter at 979.764.3570.

1. All property owners involved in the Replat must sign the Plat and be included under
property owner's information on the application.
2. Please consolidate Replat to Single Sheet.
3. Provide Volume and Page number of "Original Plat ".
4. Remove building set back lines.
5. 1 did not receive Sheet 1 of 2 in order to review the information contained on it.

Item: Public hearing, discussion, and possible action on a Replat of Redmond
Terrace, Lots 9 -11, Block 3, located at the northwest corner of Texas Avenue
and Redmond Drive. (04- 00500151)
Applicant: Windrose Land Services, Agent for L. Durrant Trust and Goldwit
Properties Ltd, Owners
Staff Recommendations: Staff recommends approval of the Replat with Staff
Review Comments No. 3.
Item Summary: This item is for the consideration of a Replat of three lots in the
Redmond Terrace subdivision. The Developer is requesting to combine the 3
lots into 1 lot in preparation for redevelopment. Currently located on the site are
a convenience store and a car wash.
This Replat meets zoning and subdivision requirements.
Comprehensive Plan Considerations: The Land Use Plan shows the property
as Regional Retail with a small area as Residential Attached. Current zoning of
the property is C -1, General Commercial.
The property will take access from Redmond Drive. The two existing drives on
Texas Avenue will be closed with no access from Texas Avenue to be granted.
Texas Avenue is designated a major arterial on the Thoroughfare Plan.
