Dear Mr. Sterling,
You are receiving this letter as the property owner of Lots 41, 42 & 43, Block 2 of
the Pasler Subdivision in College Station. It recently came to our attention that
there is an inconsistency with the zoning of a small portion of property in the
above mentioned residential area (see attached map). It seems that sometime
between 1951, when this property was incorporated into the City Limits of
College Station, and 1972, there was a rezoning of this property from residential
to a commercial / industrial district. According to the Comprehensive Plan and
City development policies, this area is not appropriat6 for this designation or the
types of uses that are allowed within the C -2 Commercial Industrial district.
In order to preserve the integrity of the neighborhood, the City would like to
initiate rezoning of these properties to R -1 Single - Family Residential to be more
compatible with the surrounding area, which is developed as single - family
housing. This rezoning would be at no cost to you.
As a property owner within the area, you have several opportunities to provide
input on the proposed rezoning. Prior to the rezoning there will be two public
hearings at which any resident may voice their concerns or their support for the
rezoning of the property. These meetings are located in the City Hall Council
Chambers located at 1101 Texas Avenue in College Station. The first public
hearing is before the Planning and Zoning Commission and is tentatively
scheduled for July 1, 2004. The second public hearing is before the City Council
and is tentatively scheduled for July 22, 2004. If you have any concerns prior to
these meeting dates, please respond to me by June 9, 2004. Depending on the
