The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information to be scheduled for a future Planning & Zoning Commission meeting: One (1) copy of the revised final plat. This plat does not meet City Subdivision Regulation 8 -G.2. Mountain Breeze Way is required to adjoin to "an existing paved public ROW'. When Victoria was constructed with Westfield Village Phase 6 the Developer declined to plat the intersection of Victoria and Mountain Breeze Way. The street/ intersection was supposed to be constructed to City standards. When the Developer is ready to dedicate the ROW to the City it will have to be tested for compliance and acceptance. 2. This plat creates a non - conforming lot at the end of Latinne Ct. 3. No other documents have been reviewed at this time and no other comments are being returned at this time. Reviewed by: Spencer Thompson Date: August 16, 2004 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer installs streetlights per city specs and design. 3. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 4. College Station Utilities will provide the Electric Distribution design plan to developer for installation of electric infrastructure and necessary easements to be shown on the final plat. Contact Tony Michalsky for copies of plans (979- 764 - 3438). 5. Will need 15 ft easements between lots 5 & 6 and between lots 25 & 26 Block 12. Street light easements may vary due to light locations being finalized with developer. Contact College Station Utilities for final plan for street light easements before plat is due back to city. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: One (1) set of revised construction documents. The plans show additional storm water flows going into the existing detention pond in the City Park that were not accounted for in any previous Drainage Report. Verify the fact that the pond will meet all City requirements with the additional flows. This additional flow includes overland drainage collected by the storm drains along Renee Lane. In addition, when the Drainage Report was submitted, SH 40 was "on the horizon ". It is now being constructed. If the initial assumptions used upstream for the SH 40 area for impervious were too low they should be adjusted at this time to account for the highway. 2. Sheet 3. Grading Plan. Site grading should be from back of proposed lot to street to preclude future residential drainage issues especially in the area of Lots 22 and 23. No grading shown on Block 14. Is this to remain as is? 3. Provide permanent erosion control in the way of energy dissipation at the end of storm sewer outlets into City Park. Remove riprap. Per Alan Gibbs, something on the level of rubble embedded into concrete in outlet structure would suffice in lieu of rebar dissipation structure shown in Guidelines. 4. Provide an 8 -in water line at the Renee Mountain Breeze Way intersection to be extended down Renee in the future. Plans show the exiting 2 -in water line has been designed to connect to the City's water system. The City does not allow connection of Wellborn SLID water to its system without written agreement. 5. There is an existing manhole ( #4). If this intrudes into the handicap ramp, the ramp should be redesigned. 6. Remove Type 4 curb from sheet S1 as it is not a permissible curb. 7. Curve Detail on S3 refers to C900 pipe. Please adjust for C909. 8. Add note on Sheet 4. Repair / patch of Renee Lane over storm sewer to be per current Street Specifications. You may wish to extend the concrete apron over the disturbed area. 9. Add note, to Sheet 4. Indicate area of Victoria at Mountain Breeze Way to be tested along with this project. Please address the comments and submit the following information to be placed on a future Planning and Zoning Commission meeting once the easement abandonment for this property has been approved by Council: Two (2) copies of the revised final plat; and, One (1) Mylar original with the appropriate signatures.
