Re: Shenandoah Subdivision, Phase 12 & 13 — Temporary Turn- Around
Dear Mr. Smith:
As you are aware, we are making preparations to begin construction of Phases 12
& 13 of Shenandoah Subdivision. One of the last outstanding issues regarding this
development is the installation of a temporary turn- around at the end of Martinsville
Lane. It is my understanding that this issue was discussed in a meeting on July 27 during
which the city offered to accept the turn- around as shown on the plans with the following
conditions:
1. No structure will be built on the affected lot (Lot 5, Block 36, Phase 12) until
Martinsville Lane is extended with Phase 14 of the subdivision.
2. The short segment of sidewalk that extends through the temporary turn- around
will be omitted from Phase 12 construction and built with Phase 14 of the
subdivision.
3. That I will be responsible for the removal and disposal of the base and asphalt
materials that are placed on the lot once the turn- around is no longer
necessary.
With this letter, I agree to these conditions and ask that the plans be approved as
soon as possible so we can begin construction. Thank you.
Sincerely,
Ed Froehling

Again, to make sure we're all on the same page - this replat will have a public hearing and will go to P &Z.

Hmm. I guess to be safe, let's send it back to P &Z w/ PH. What is Steve's expectation?

the one that was approved has the same bounds as now proposed, however what was proposed as the
deep lots has been lopped off to create the reserve strip.
>>> Joey Dunn 2/9/2005 9:28:56 PM >>>
I'm good with "reserve" instead of "lot ". I didn't realize that it was previously approved at P &Z. Is this the
only change on this version (the bounds)? If so, I would say it shouldn't have to go back to P &Z. But if it
does, I confer that it would need a PH.

McClure resubmitted with the "reserve" strip within the bounds
in P &Z with a Public Hearing back in Sept.
Remember this Replat has been approved
1. He did not call it a "lot ". I suppose we can live with that?
2. Is this modification insignificant enought to keep it from going to P &Z? (conformity, lot added...)
3. If it goes to P &Z, I presume another Public Hearing is required?

Edelweiss Gartens Phase 6
Deborah,
Before the end of this month it is anticipated that construction of
Edelweiss Gartens Phase 6 will be approved. Because of bad weather, we
are behind schedule for having lots available for builders and of
course, in a hurry to file the plat. If you can provide the
documentation necessary for you to file the plat, I will start now in
gathering the necessary info.
Included on the plat, is additional area dedicated to the existing park
to meet the park land criteria. An unanswered park question is how to
handle the park improvement fee? It is hoped that we can deposit those
funds with the City in a way that Phase 6 funds can be utilized with
anticipated future deposits, so that we can improve the park to City
standards soon with an early development phase. Parks dept. is
apparently working on a standard procedure for developer improved parks.
I will continue communicating with Parks Dept about this.
Your helpfulness is appreciated
