SUBJECT: COTTEN SUBDIVISION (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
August 23, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for Thursday, September 23, 2004, 7:00 p.m. in
the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart @cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or

Project: COTTEN SUBDIVISION (PP) - 04- 00500185
ENGINEERING
1. Please show on plat the proposed design for Dartmouth, the intersection design,
and the proposed intersection for Dartmouth on the north side of HMPkwy. The
intent of this request is to ensure that what is constructed on the south side
compliments what has been designed on the north side.
2. Please show the existing ROW on the north side of HMPkwy. You may include the
propose ROW if desired.
3. Please show floodplain and floodway lines distinctly. Where these two lines merge
please use floodway line type as it is more restrictive.
4. Lot 3 Block 1 does not have sufficient buildable area to plat as R -1. It is also not
permitted to take access from Dartmouth as an R -1 lot.
5. Lot 1 Block 3 is not plattable as shown. The property appears to be entirely in the
floodway. TxDOT cannot grant an access permit for this property. The existing
drive could not change use without a permit. In addition, no single - family dwelling
can take access from this street classification. Can be shown as "Reserve ".
6. Lots 1 and 2 of Block 2 also show taking access to HMPkwy. These lots are zoned
R -1 and are prohibited from taking access from HMPkwy as R -1 lots. Please add
note to plat that access from this lot is precluded under the existing zoning
classification without the construction of an internal street.
7. You are not showing an 8 -in sewer line and manhole approximately 40 -ft west of Lot
2 Block 1 along HMPkwy. It was proposed by staff that some lots were sewerable
from this location. If this would preclude the sewer crossing of the highway it is
preferable.
8. Our records show that the 15 -ft PUE on Lot 1 Block 2 should read V1 16P351 or
V1 180P646 as applicable.
9. Please show flare of ROW per submitted drawing.
10. Utilities and drainage were not reviewed with this submittal except to note
availability. These items are required to be designed according to the City's current
established criteria.
11. Please show existing or proposed PUE over 24 -in waterline.
12.Additional easements may be required at a later date when additional information
concerning development and construction is provided.

ELECTRICAL
1. Lot 3 Blk 1 easement needs to be 20 ft wide to cover existing powerline.
2. Lot 4 Blk 1, Lot 2 Blk 2 need 20 ft easement for existing powerline crossing property.
3. Lot 1 Blk 1, Lot 5 Blk 1, Lot 1 Blk 2 & Lot 2 Blk 2 need to discuss necessary location
for easements to provide electric service to lots. (Conduit will have to be extended
by developer for electric service.).
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

4. Developer installs street lighting per city specs and design on Dartmouth Extension.
5. Plat my read, "Utilities to be relocated at time of development" is okay. Please note,
removal and/ or relocation of utilities is at the cost of the developer.
