COMPREHENSIVE PLAN AMENDMENT REQUEST FORM
The following is required if an amendment to the Land Use Plan is requested. Based on the nature and
extent of the requested amendment, additional studies may be required. Attach additional sheets if
necessary.
Current Land Use Plan designation: Commercial (C -1)
Requested Land Use Plan designation: Multi- family (R -3)
Explain the reason for this Land Use Plan amendment: To facilitate the development and
construction of a 100 plus unit townhome project.
Identify what conditions have changed to warrant a change in the land use plan designation: As
the populations of College Station and Texas A &M continue to grow, the need for quality
homes will be paramount. Although recent growth has focused primarily on the south
side of the community, the west side will continue to grow as well, as evidenced by the
Traditions Golf Course, the Texas A &M Research Park and Texas A &M Veterinary &
Medical Schools.
How does the requested land use designation further the goals and objectives of the City of
College Station Comprehensive Plan? As part of the development, Great Western Land and
Recreation, Inc. plans to expand the utility network in the F &B area to the benefit of the
community and at considerable expense to the company. Not only will the townhome
project increase the city's taxable base by 100 plus units (estimated revenue of $68,000
per year), the project will employ local firms to engineer and build the project injecting
approximately $10,000,000 to the local economy.
Explain why the requested land use designation is more appropriate than the existing
designation. Repeated efforts to consolidate all three parcels for commercial use have
been unsuccessful (the corner piece belonging to the Toiler Trust is excluded for
development). As a result of the continued growth in the area, as referenced above, the
need for quality homes in the future continues to be important.
