The following is required if an amendment to the Land Use Plan is requested. Based on the nature and
extent of the requested amendment, additional studies may be required. Attach additional sheets if
necessary.

Explain the reason for this Land Use Plan amendment:
Through a formal process Gamma Phi Sorority was invited by Texas A &M to form a Chapter at
the College Station campus. The University, through the Panhellenic Council requires that
housing be provided by the sorority for their members. For the Chapter to be successful the
sorority must construct or purchase a facility that is equal to and in the proximity of the existing
sorority houses. National statistics indicated that isolated chapter houses have been
unsuccessful endeavors. The national average for a new chapter to provide housing is two
years.
Sorority row in College Station is maxed out and the zoning ordinances do not provide for the
construction of additional housing near or adjacent to the existing sorority row. Therefore, it is
necessary to request zoning changes that will allow the construction of new facilities to meet the
needs of the sorority. Gamma Phi worked with a local realtor to determine if there was available
land zoned correctly for the construction of a new facility. The search was in vain as there is no
available land or existing property that could be purchased to meet the needs. The property on
Dominik Drive i.e. lots 3, 4, and 5 is the only single source property that provides adequate land
to build the facility.
Identify what conditions have changed to warrant a change in the land use plan designation:
The change requested is associated with the density allowed per acre for residential use.
How does the requested land use designation further the goals and objectives of the City of
College Station Comprehensive Plan? On behalf of the citizens of College Station, the City
Council will promote the safety, health, and general well being of our community within the
bounds of fiscal responsibility while preserving and advancing the quality of life for its citizens.
Explain why the requested land use designation is more appropriate than the existing
designation. The proposed use, a sorority house, is for all practical purposes a single- family
facility. The site coverage will be less than subdividing the entire site into the seven or eight
residential logs. The parking for the sorority house will be off street parking where as 7 or eight

individual houses with a maximum of four non related people living in the facility could generate
28 -30 parking spaces which exceeds the number required for single family housing and causes
street congestion.
The charter of the sorority house is in keeping with large single family residence in lieu of multi-
family style construction.
