Re: Waterwood Condominiums Oversize Participation Request
Dear Spencer:
Attached please find a request for oversize participation for Waterwood
Condominiums. We are requesting the following:
■ Oversize participation in the amount of $28,875.00 to reimburse for the cost
difference between a 48' street cross street cross section and a 39' street cross
section for Central Park Lane.
■ Oversize participation in the amount of $3,674.00 to reimburse for the cost
difference between a 12" waterline and 8" waterline along the new section of
Central Park Lane.
Entrances on both Central Park Lane and Krenek Tap Road will service Waterwood
Condominiums. Assuming that the Central Park Lane entrance will service only units
from Phase IV, we believe that a 39' street cross section will be sufficient to handle
the traffic volume from this development. Phase IV will consist of 69 units with 235
bedrooms. Assuming each bedroom is occupied by one person making four trips per
day, the traffic volume generated from Phase IV will be approximately 940 vehicles
per day. College Station's Subdivision Regulations Street Design Criteria requires a
38' street cross section for traffic volumes between 1000 and 5000 vehicles per day.
We have also attached a MikeNET report of the water system showing that an 8"
waterline is sufficient for the fire flow requirements for the Waterwood
Condominiums development. In the analysis flows were kept below 12 fps and
pressure remained above 20 psi, as per the B /CS Unified Design Guidelines Manual.

Requirements for the Plat have been satisfied. It is the Site Plan portions that are under construction. In
short .... the Plat can be filed.

I show Waterwood Phases 1, 2a, 2b, and 3 as being complete. Phase 4 is not yet complete.
I show the Jones Farm as being the Central Park Lane extension with a water extension. There is a notation that
water and sewer is complete. Since this is shown as a separate project, I am not sure about filing this as a
separate plat.
Are all of the phases complete except for Phase 4 of Waterwood?
