The plan review is based on the 2006 International Codes, the 2005 National Electrical Code, ICC/ANSI A117.1-2003 Accessibility, and our local amendments. Where appropriate, I have included the applicable code sections. 1. Provide men's restroom with accessible water closet compartment because urinal addition changes single -occupant room to a multi -occupant restroom, please comply with section 310.4 of the 2006 IPC. I would like to address the first two comments together. Per 2006 IBC 303.1, our project is classified as assembly group A-2. Per Table 1004.1.1, Assembly without fixed seats, unconcentrated, (tables and chairs) the required floor area per occupant is 15 net. Thus, our seating area of 1956 square feet results in an occupant load of 1956/15 = 131. (66 male, 66 female). Per Table 2902.1, One water closet is required per 75 males, thus the new urinal is not required by code. The urinal is a convenience item per the Owner's request. A single user will have the option of which fixture to use while they occupy the restroom. Therefore, the restroom will continue to have a lock on the door, as it currently does, and will remain a single occupancy room. Because of this, we do not feel that the partitions are required due to the exception listed in IPC 310.4.1 for single occupant facilities. The fire sprinkler plans will be submitted by the Owner/Contractor for permitting. Please let me know if you need any more information regarding our project.
