The plan review is based on the 2006 International Codes, the 2005 National Electrical Code, ANSI ,A1.17.1-2003 ,Accessibility Standards, and our local amendments. Where appropriate, I have included the applicable code sections. 1. Provide 60" linear clearance for restroorn adjacent to office, see attachment provided. ✓ 2. Submit C omCbeck 2006 IECC for building envelop, lighting, and mechanical to comply with the 2006 International Energy Conservation Code. ✓ 3. Provide 2 hour fire -rated ceiling between new office and dwelling unit above to comply with table 508.3.3 of the 2006 IBC. ✓ 4. Provide 2 hour fire -rated walls between new office and adjacent dwelling units to comply with table 508.3.3 of the 2006 -IBC, see attachment: 5. Type K copper, minimum, for under concrete slab for water lines per City of College Station amendment. V 6. A clearance around a water closet 60 inches (1525 mm) minimum, mea- sured perpendicular from the sidewall, and 56 inches (1420 mm) minimum, measured per- pendicular from the rear wall, shall be provided. 604.3.2 Overlap. The required clearance around the water closet shall be permitted to overlap the water closet, associated grab bars, paper dispensers, sanitary napkin receptacles, coat hooks, shelves, accessible routes, clear floor space at other fixtures and the turning space. No other fixtures or obstructions shall be within the required water closet clearance. The height of water closet seats shall be 17 inches (430 mm) minimum and 19 inches (485 mm) maximum above the floor, measured to the top of the seat. Seats shall not be sprung to return to a lifted position. EXCEPTION: A water closet in a toilet room for a single occupant, accessed only through a pri- vate office and not for common use or public use, shall not be required to comply with Sec- tion 604.4. 604.5 Grab Bars. Grab bars for water closets shall comply with Section 609 and shall be provided in accordance with Sections 604.5.1 and 604.5.2. Grab bars shall be provided on the rear wall and on the side wall closest to the water closet. EXCEPTIONS: 1. Grab bars are not required to be installed in a toi- let room for a single occupant, accessed only through a private office and not for common use Chapter 6. In detention or correction facilities, grab bars are not required to be installed in housing or holding cells or rooms that are specially designed without protrusions for purposes of suicide prevention. 3. In Type A units, grab bars are not required to be installed where reinforcement complying with Section 1003.11.4 is installed for the future instal- lation of grab bars. 4. In Type B units located in institutional facilities and assisted living facilities, two swing —up grab bars shall be permitted to be installed in lieu of the rear wall and side wall grab bars. Swing —up grab bars shall comply with Sections 604.5.3 and 609. 5. In a Type B unit, where fixtures are located on both sides of the water closet, a swing —up grab bar complying with Sections 604.5.3 and 609 shall be permitted. The swing —up grab bar shall be installed on the side of the water closet with the 18 inch (455 mm) clearance required by Sec- tion 1004.11.3.1.2. 604.5.1 Fixed Side Wall Grab Bars. Fixed side - wall grab bars shall be 42 inches (1065 mm) mini- mum in length, located 12 inches (305 mm) maximum from the rear wall and extending 54 inches (1370 mm) minimum from the rear wall. In addition, a vertical grab bar 18 inches (455 mm) minimum in length shall be mounted with the bot- tom of the bar located between 39 inches (990 mm) and 41 inches (1040 mm) above the floor, and with the center line of the bar located between 39 inches (990 mm) and 41 inches (1040 mm) from the rear wall. EXCEPTIONS: 1. In Type A and Type B units, the vertical grab bar component is not required. 47 GENERAL BUILDING HEIGHTS AND AREAS 508.3 Mixed occupancies. Each portion of a building shall be individually classified in accordance with Section 302.1. Where a building contains more than one occupancy group, the building or portion thereof shall comply with Sections 508.3.1, 508.3.2, 508.3.3 or a combination of these sections. Exceptions: 1. Occupancies separated in accordance with Section 509. 2. Where required by Table 415.3.2, areas of Group H-1, H-2 or H-3 occupancies shall be located in a sep- arate and detached building or structure. 508.3.1 Accessory occupancies. Accessory occupancies are those occupancies subsidiary to the main occupancy of the building or portion thereof. Aggregate accessory occu- pancies shall not occupy more than 10 percent of the area of the story in which they are located and shall not exceed the tabular values in Table 503, without height and area increases in accordance with Sections 504 and 506 for such accessory occupancies. 3. Accessory religious educational rooms and reli- gious auditoriums with occupant loads of less than 100 are not considered separate occupancies. 508.3.1.1 Occupancy classification. Accessory occu- pancies shall be individually classified in accordance with Section 302.1. Code requirements shall apply to each portion of the building based on the occupancy clas- sification of that accessory space, except that the most restrictive applicable provisions of Section 403 and Chapter 9 shall apply to the entire building or portion thereof. 508.3.1.2 Allowable area and height. The allowable area and height of the building shall be based on the allowable area and height for the main occupancy in accordance with Section 503.1. The height of any acces- sory occupancy shall not exceed the tabular values in Table 503, without height and area increases in accor- dance with Sections 504 and 506 for such accessory occupancies. 508.3.1.3 Separation.
