The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following for further staff review and to be schedule for a future Planning & Zoning Commission meeting: One (1) copy of the revised preliminary plat; and, If you have any questions or need additional information, please call Carol Cotter at 979.764.3570. This plat does not meet minimum subdivision regulations. The following comments do not constitute a full site plan review. ENGINEERING 1. This plat does not conform to the R -3 zoning requirements and no variance was requested. Townhouses must be clusters of 3 to 12 units. 2. Please explain inconsistencies between this plat and previously approved plat in regards to alignment of Lakeway Drive with Stonebrook. 3. Please identify the distance from the centerline of the streets to the nearest edges of the opposite and adjacent roadways and driveways. 4. Refer to the BCS Unified Design Guidelines, Specifications and Details for water and sewer requirements in regards to line sizing, lengths, cover, required reports, etc. 5. Show required fire hydrant locations. 6. It appears that one of you internal 6 -inch waterlines needs to be and 8 -inch. A 6- inch line may be allowed up to a maximum of 1500 feet in length but must be connected at each end to and 8 -inch or larger line and shall have no more than 2 fire hydrants or flushing points. 7. The desired maximum cover for sanitary sewers is 6 feet. When it is necessary to reduce cover, the design shall include ductile iron pipe and may include cement stabilized sand for covers less than 3.5'. Any shallow depth sewer lines shall be previously approved by Engineering. 8. Continue sidewalk to Old Rock Prairie Road. 9. Show easements required for platting per subdivision regulations, ie 10' or 20' along rear of lots. 10. Indicate whether easements are existing or proposed. 11. Oil /gas well pad site will not be allowed in the ROW. The City cannot accept dedication of ROW with encroachment of petroleum site as shown. 12. Please consider set backs on plat. A minimum side setback of 7.5 feet is required for each building or group of contiguous buildings. Reviewed by: Carol Cotter Date: July 12, 2004 ELECTRICAL 1. Developer installs conduit as per city specs and design. 2. Developer installs pull boxes, transformer pads and secondary pedestals per city specs and design. (pull boxes, transformer pads & secondary pedestals provided by the city). NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 3 3. Developer installs street lighting per city specs and design. (Dark Bronze Poles w/ cobra head cutoff type fixtures.) 4. Developer provides digital AutoCAD version of plat and /or site plan. Email to tmichals @cstx.gov 5. College Station Utilities will provide Electric Distribution design plan to developer for installation of electric infrastructure (necessary conduit and street lighting). Contact Tony Michalsky at (979- 764 -3438) for copies. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lighting). All easement need to be dedicated with final plats. Contact Tony Michalsky (979- 764 -3438) for a copy of electric design plan. 7. Overhead powerline will be proposed along Lakeway Dr. to provide electric service to development. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, August 9, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, August 19, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. What is the space between Reserve Tract B and Lot 15, Block 2? 2. Per Pete Cater, angle trash bins and locate them next to ROW. 3. The minimum easement width for the 8" sewer line is 15 feet. 4. As previously commented, overhead powerline will be proposed along Lakeway Dr. to provide electric service to development. (10 ft. easement will be necessary along north side of Lakeway Dr.) 5. It does not appear that you have the full 50' ROW along the Limestone Drive in the area between Lots 4 -15, Block 2. 6. Show curb return radii for Limestone Drive off Old Rock Prairie Road. 7. Fire hydrant spacing for multi - family areas is 600' with 2,500 cfs of flow. 8. Rename Reserve Tract "B" to Common Area. 9. Show how Lakeway Drive should align with Stonebrook.
