Dear Mr. McCarty,
This letter is in reference to the monumental stair from the 9`h to 10`h floors of Adam Plaza.
It is part of the project submitted in October 2005 under the 2000 IBC.
The referenced stair is an interconnecting stair that connects the 901 and 10`h floors. It is not a
required exit stair and the building is fully sprinkered.
Per our conversation earlier today and your previous conversation with the building official, it is
my understanding that since our building is fully sprinklered we are not required to provide a 1-
hour enclosure around our stair opening nor a draft curtain. (Per section 404.3.)
I look forward to your response and confirmation of these findings.

704 of the ICC/ANSI Al 17.1-1998, Accessible and Useable Buildings and Facilities.
Section 704.2.1—The clear floor area in the telephone room is 60 'X60"with an
additional 21 " of knee -room below the countertop.
Section 704.2.1.2 — The telephone will be a countertop phone and will be less than 20
inches away from the front edge of the counter.
Section 704.2.2 — Operable parts of the telephone will be within the reach ranges
specified in Section 308. The telephone will sit on a counter that is 30 1/2 "aff.
Section 704.2.3 — No telephone directories are provided.
Section 704.2.4 — The owner to ensure that the handset cord length will be 29 inches
minimum.
Section 704.2.5 — The owner to ensure that the telephone shall be hearing -aid
compatible.
Section 704.3 — The owner to ensure that if the telephone has volume control it will be
equipped with a receive volume control with a range that provides 12 dB of gain
minimum and 20dB of gain maximum. An automatic reset shall.be provided.
Section 704.4 and 704.5 —pay telephones are not used.
Section 704.5 - The clear knee -space below the counter is 27 Y2 "aff.
Submit verification of smokeproof enclosures for all stairways and their exit passageways
to comply with section 909.20 of the 2003 IBC.
Stairwells and exit corridors are part of the base building and not in this scope of work.
Refer to the base building permit for compliance.
NpTE S1 Need to verify and submit automatic fire alarm and emergency voice/alarm
communication system prior to installation to comply with section 907.2.12 of the 2003
International Building Code.
The automatic fire alarm and emergency voice/alarm communication system will be
submitted separately by the fire alarm sub -contractor.
No Need to submit fire sprinkler plans prior to installation.

Need fire extinguisher size and location to comply with the City of College Station Fire
Marshall's Office.
Per the 2003 IBC, Section 906, Portable fire extinguishers shall be provided in
occupancies and location as required by the International Fire Code.
Per the 2003 International Fire Code, Section 906.1, Portable fire extinguishers shall be
installed in the following locations:
L In all Group A, B, E, F, H, I, M, R-1, R-2, R-4 and S occupancies.
Exception: In all Group A, B and E occupancies equipped throughout with quick
response sprinklers, fire extinguishers shall be only in special -hazard areas.
Afire extinguisher has been provided in Catering 1051 per the IFC Section 906.1
(2) Within 30 feet of commercial cooking equipment.
Size is per Specification Section 10520, attached
No other fire extinguishers are required.
Need to submit complete lighting plan for permitted area, please include all emergency
lighting, required exit signs and exit stairway lighting to comply with section 1006 of the
2003 International Building Code.
Exit signs are provided on sheets E4.09 and E4.10.
Refer to Lighting drawings for emergency lighting and exit discharge emergency lighting
to be issued by the General Contractor.
Provide stairway floor number signs throughout both stairways to comply with all of
section 1019.1.7 of the 2003 IBC.
Stairways are part of the base building and not in this scope of work. Refer to the base
building permit for compliance.
Provide information on the door hardware, including any lock and latch devices, and
emergency exit panic hardware on all exterior [exit doors] to comply with sections
1008.1.8.1 and 1008.1.9 of the 2003 IBC.
The door hardware on all exit stairs is part of the base building. Refer to the base
building permit for compliance. We are changing out the lever on the corridor side to
match the rest of the hardware on the floor and are adding an electronic hinge as shown
in Specification Section 08711, which do not alter the compliance with the 2003 I4C nzoil Place

Re: Adam Plaza- 2nd Submittal Plan Review for the listed Tenant Finish -out.
Dear, Bonny Jean McLoud
I have completed the plan review for the above referenced project and have the following
comments. The plan review is based on the 2003 International Codes, the 2002
National Electrical Code and our local amendments. Where appropriate, I have included
the applicable code sections.
Application #: 05-3932 (First Floor Amenity Wing)
1. Provide emergency lighting in Dining Room to comply with section 1006.3 of
the 2003 International Building Code.
2. Verify location of Circuit C1 on sheet LC00-01B for emergency power panel
DP 1-EM.
Application #: 05-3934 (Ninth Floor Core and Tenth Floor Offices)
3. From sheet LC00-10, Circuit CR1.2 of tenth floor corridor 1000A, 1000B,
and 1000C needs to be added to emergency power panel DP 10-EM.
Application #: 05-3935 (Finish -out of office building garage)
4. The plans show that computer and electrical equipment are intended to be
located within the UPS/IDF room, therefore details and size of equipment are
required to complete the plan review and approve for a building permit. If the
room is not for UPS or IDF equipment, then the equipment and UPS/IDF
room labels on the plans must be removed from all plan sheets, and relabeled
to your proposed use.
5. The door swing on the mechanical room needs to be change to swing toward
the direction of egress before a building permit will be issued. The
mechanical room is subject to new plan review and code compliance because
modifications or new equipment not part of the base building are introduced.
6. If the UPS room is to remain for that purpose, then its door(s) swing will also
need to be changed out towards egress. The UPS room may require a second
means of egress depending on the size of the equipment.
The review does not include any civil or zoning issues or NRA requirements of the
Unified Development Ordinance. Please respond to the plan review comments at your

A. Product Data: For each type of product indicated.
1. Fire Extinguishers: Include rating and classification.

1.3 QUALITY ASSURANCE
A. NFPA Compliance: Fabricate and label fire extinguishers to comply with NFPA 10, "Portable
Fire Extinguishers."
B. Fire Extinguishers: Listed and labeled. for type, rating, and classification by an independent
testing agency acceptable to authorities having jurisdiction.
C. Fire -Rated Fire -Protection Cabinets: Listed and labeled to comply with requirements of
ASTM E 814 for fire -resistance rating of walls where they are installed.

1.5 WARRANTY
A. Special Warranty: Manufacturer's standard form in which manufacturer agrees to repair or
replace components of portable fire extinguishers that fail in materials or workmanship within
specified warranty period.
Failures include, but are not limited to, the following:
a. Failure of hydrostatic test according to NFPA 10.
b. Faulty operation of valves or release levers.
2. Warranty Period: Six years from date of Substantial Completion.

2.6 FABRICATION
A. Fire -Protection Cabinets: Provide manufacturer's standard box (tub), with trim, frame, door,
and hardware to suit cabinet type, trim style, and door style indicated. Weld joints and grind
smooth.
1. Construct fire -rated cabinets with double walls fabricated from 0.0428411ch- (1.1-mrn-)
thick, cold -rolled steel sheet lined with minimum 5/8-inch- (16-nrm-) thick, fire -barrier
material. Provide factory -drilled mounting holes.
B. Cabinet Doors: Fabricate doors according to manufacturer's standards, from materials indicated
and coordinated with cabinet types and trim styles selected.
1. Fabricate door frames with tubular stiles and rails and hollow -metal design, minimum
1 /2 inch (1 3 mm) thick.
2. Miter and weld perimeter door frames.
C. Cabinet Trim: Fabricate cabinet trim in one piece with corners mitered, welded, and ground

B. Examine fire extinguishers for proper charging and tagging. Remove and replace damaged,
defective, or undercharged units.
C. Prepare recesses for recessed fire -protection cabinets as required by type and size of cabinet and
trim style.
D. Install fire -protection specialties in locations and at mounting heights indicated or, if not
indicated, at heights acceptable to authorities having jurisdiction.
E. Fire -Protection Cabinets: Fasten fire -protection cabinets to structure, square and plumb.
1. Unless otherwise indicated, provide recessed fire -protection cabinets. If wall thickness is
not adequate for recessed cabinets, notify architect.
2. Provide inside latch and lock for break -glass panels.
3. Fasten mounting brackets to inside surface of fire -protection cabinets, square and plumb.
F. Mounting Brackets: Fasten mounting brackets to surfaces, square and plumb, at locations
indicated.
G. Identification: Apply decals at locations indicated.
H. Adjust fire -protection cabinet doors to operate easily without binding. Verify that integral
locking devices operate properly.
I. Replace fire -protection cabinets that have been damaged or have deteriorated beyond successful
repair.

Dear Mr. Haver,
This letter is to document some changes to the door hardware on the 10`h floor of Adam Plaza
that were verbally approved in February 2007.
The owner would like to put card readers on the three sets of double doors indicated on the
attached drawing. One leaf will be active and have an electric hinge. The other leaf will be
inactive with top and bottom flush bolts to hold the door in a fixed position so the active leaf can
latch into it. To avoid confusion over which door was active or inactive, we agreed that the
inactive leaf would not have a lever.

grade lobby where applied directly to a noncombustible base or over furring strips applied to a noncombustible base and fireblocked as required by
Section 803.3.1.

Dear, Bonny Jean McLoud
I have completed the plan review for the above referenced project and have the following
comments. The plan review is based on the 2003 International Codes, the 2002 National
Electrical Code and our local amendments. Where appropriate, I have included the
applicable code sections.
1. Need to submit information regarding the plan to block off finished areas from
unfinished future tenant spaces, including elevator doors.
2. Submit details on the fireplace in Mr. Adam's Office.
3. Verify the accessibility of the telephone room near the board room to comply
with section 704 of the ICC/ ANSI Al 17.1- 1998, Accessible and Useable
Buildings and Facilities.
4. Submit verification of smokeproof enclosures for all stairways and their exit
passageways to comply with section 909.20 of the 2003 IBC.
5. Need to verify and submit automatic fire alarm and emergency voice/ alarm
communication system prior to installation to comply with section 907.2.12 of
the 2003 International Building Code.
6. Need to submit fire sprinkler plans prior to installation.
7. Need fire extinguisher size and locations to comply with the City of College
Station Fire Marshall's Office.
8. Need to submit complete lighting plan for permitted area, please include all
emergency lighting, required exit signs, and exit stairway lighting to comply
with section 1006 of the 2003 International Building Code.
9. Provide stairway floor number signs throughout both stairways to comply
with all of section 1019.1.7 of the 2003 IBC.
10. Provide information on the door hardware, including any lock and latch
devices, and emergency exit panic hardware on all exterior to comply with
sections 1008.1.8.1, 1008.1.8.3, and 1008.1.9 of the 2003 IBC.
The review does not include any civil or zoning issues or NRA requirements of the
Unified Development Ordinance. Please respond to the plan review comments at your
convenience. Three sets of plans addressing these issues will be required. Should you
