NEW DEN/LAUNDRY ROOM
• Rough in plumbing to accommodate commode, sink, washing machine and floor drain.
• Form up and pour cement cap on existing garage as follows: approx. 9" higher in new den and closet and
7" higher in Utility Room.
• New ceiling and walls - revise framing to allow 8' ceiling. Install R-19 insulation in ceiling and R-13 ceiling
in outside walls. Install 5/8" drywall on ceiling and'/2" on walls. Tape/Float/Texture.
• Doors & windows - 2-8X6-8 door from new den to laundry 2-6X6-8 door for Master closet. 2-OX6-8 door
into bathroom. All doors six panel molded. Relocate (raise) existing back door, windows; Replace existing
3-OX5-0 window with new window, install a new (additional) 3-OX5-0 window on north wall.
• Close up existing garage door openings; install two 3-OX3-0 windows on this wall.
• Build bathroom approx. 3' X 4' in corner. Install relocated commode.
• Furnish and install paintable cabinet base to accept relocated kitchen sink.
• Frame up a new closet with door for Master bedroom in old garage. Install 5/8" drywall on ceiling and''/2"
on walls. Tape/Float/Texture.
NEW GARAGE - 21%6" X 32'-0"
• Floor - 4" thick slab with re -bar and beams per Code. The last 14' of garage will be 2" higher than the main
garage for water control.
• Walls - build walls using 2X4-16" O.C. with treated bottom plate and double top plate. Sheet exterior with
handboard siding. Insulation and sheetrock by Others.
• Roof Framing - pre-engineered trusses 24" O.C., designed to allow some storage space in attic. Install 2X4
subfascia, 1X6 cedar fascia, and 1X2 cedar drip rail
• Doors and Windows
- relocate existing garage doors to new garage.
- Install one 3-OX6-8 steel exterior door on north side.
- Install two 3-OX3-0 windows in west side. Single glass, 1/1 white aluminum.
• Roof - install 30# felt and composition shingles to match residence as nearly as possible.
ELECTRICAL
• Relocate Power Company's meter to new post at SE corner of new garage.
• Set new house power panel in interior wall approx. 12' from east end of house.
• Run power underground from new meter to new house power panel.
• Connect existing circuits and new circuits into new panel.
• Do wiring and electrical work described by Mr. McMahon's write-up.
• Electrical fixtures, garbage disposal, range, etc. to be furnished by Owner and installed by Cook & Sons.
EXTRA WINDOWS
• Replace 9 windows on back of house with new Lowe windows that meet Code.
OTHER CONCRETE
• Pour T-3" X 10'-0" cement pad near rear door for Kennel. Shorten existing south wall of old garage to
avoid trapping studs and plate in new concrete.
• Pour approx. 3'XIY walkway from Kennel pad to corner of existing garage.
• Pour a 20'X21'-6" apron in front of the garage.
• Pour a T-6" X 31' sidewalk on north side of garage.
• Pour a 4'X26' concrete walk from the garage down the east side of the house to existing deck.
• Pour a 15'X10' concrete apron at the alley entrance at the street.
MISCELLANEOUS
• Cook and Sons will furnish the labor and the normal material needed to do the above work.
• The Owner will furnish the following materials, and labor to install the same: paint, HVAC, all flooring,
drywall, and insulation for New Garage.
• The Owner will furnish the electrical appliances including the stove, garbage disposer, lights, fans, etc.
• Cook & Sons will obtain the Building Permit from the City of College Station.
RELEASE OF LIABILITY
Cook & Sons Construction Co. forever releases Mr. & Mrs. David McMahon and their successors, assigns,
heirs and personal representatives from any and all claims, actions, suits or liabilities arising out of or related
to Cook & Sons Construction Co. and/or their agents performing the scope of work described herein.
PRICING
The total price of the above described scope is $71, 760.00 (Seventy one thousand, seven hundred and sixty
dollars.) Payments to be 1/3 to start, followed by weekly progress payments of $4784 to be paid each Friday,
based upon progress being acceptable to Owner. Final payment of $4784 to be paid upon final completion
of work.

Dear David and Jeanette:
Cook and Sons Construction Company hereby proposes to furnish the materials and perform the labor
necessary to renovate the above residence and build a detached garage. The scope of work is detailed below:
KITCHEN
Renovate existing residence kitchen as follows:
• Remove existing door and window at east end and replace with a new steel door and 3-OX5-0 window
• Pantry - remove existing cabinets. Build new pantry with adjustable shelves approx. 16" deep. Install door
removed from east end on pantry.
• Existing cabinets - remove existing formica and sink. Install new formica with 6" back splash. Install new
sink, faucet set and disposer famished by Owner.
• West wall - remove most of west wall and case out opening with wood casing and trim.
• North wall - remove and erase existing windows. Install new 3-OX3-0.low E 1/1 single hung aluminum
window to left of stove. Install stove on this wall. Build and install cabinets on each side of stove similar
to existing cabinets except: 1. Top cabinet to have 12" f irr down with plate rail. 2. Top cabinets to be
shorter than existing. 3. Top cabinets to have glass doors. Bottom cabinets to be topped with formica to
match south cabinets. Install pull out spice rack to right of stove; cookie sheet/cutting board rack to left of
stove. Bottom cabinets to have pull out drawers for pots and pans.
• Remove wall between dining area and kitchen. Cap utilities and trim and case opening. Tape/Float/Texture.
DEN
• Eliminate existing 3-OX4-0 windows. Replace it with the front door, relocated.
• Eliminate existing front door opening.
• Eliminate window right beside existing front door.
• Make opening into NEW DEN larger; case and trim opening.
• Frame up and trim out an opening to accommodate "church" window.
• Replace two 3-OX5-0 windows with new 1/1 aluminum to meet code.
• Take down track lighting and cap. Tape/Float//Texture.
