Kim,
Jane asked me to take a closer look at Davis Young's proposal to terminate Congressional rather than to
extend it to Lakeway. I really believe that Congressional needs to be extended as it is shown on the
thoroughfare plan. Currently, there are only two ways out of the Pebble Creek subdivision (Pebble Creek
Parkway and Parkview). The proposal by Davis would add an access point (Spearman) and remove
another proposed access point (Congressional). This would leave two access points to Greens Prairie and
another to Lakeway (by the elementary school). I think that we need to provide more connectivity where
residents have travel choices outside of a congested Greens Prairie Road or by an elementary school.
Congressional is the only other option. Something else to throw into the mix is that TxDOT is considering
altering the SH 6 ramps south of Greens Prairie Road where traffic on the frontage road could enter SH 6
prior to the Greens Prairie Road intersection. Congressional would be a great option for people that live in
the back of Pebble Creek to get to Lakeway and onto SH 6 without having to deal with Greens Prairie.
I know this is a lot to take in without any pictures. Let me know if you want to talk more about it.

Subject: Congressional Drive Collector Reclassification and Extension
Dear Mr. Fogle:
The College Station Planning and Zoning Commission is scheduled to consider amending a portion of the
Thoroughfare Plan, which would affect Pebble Creek. The amendments being requested are to extend
Spearman to Greens Prairie Road rather than to Pebble Creek Pkwy, and to extend Congressional Drive to
Lakeway. The Pebble Creek Owners Association, through its Board of Directors, is submitting this letter
to formally notify City staff, the Planning and Zoning Commission, and the City Council of its position
regarding these amendments.
We OPPOSE the extension of Congressional Drive to Lakeway. Our opposition to this amendment is for
the following reasons:
1. The extension to Lakeway will do nothing to solve current congestion at the Lakeway /Greens
Prairie intersection and will result in more traffic passing Pebble Creek Elementary School.
2. The connection of Congressional to both Lakeway and Royal Adelade will provide a convenient
cut - through route for traffic between Highway 6 (via one of its connections to Lakeway) and
Pebble Creek Parkway. This would seem to be a convenient way around the Highway 6 /Greens
Prairie intersection for northbound Highway 6 traffic going east on Greens Prairie; however this
should not occur through a residential neighborhood on narrow streets.
3. The existing sections of Congressional are local street width, have sidewalks only on one side, and
have homes that front it. This portion of the street is substandard for classification as a collector
under City standards and was built as a local street with lots fronting on it, under recent City
approval. Although the existing portion of this street is not being considered as part of the
Thoroughfare Plan; due to the location of the street, it will be used as such.
We SUPPORT the amendment to extend Spearman to Greens Prairie Road instead of to Pebble Creek
Parkway. We suggest that the extension of Spearman from St. Andrews to Greens Prairie Road would be a
superior alternative to the extension of Congressional because:
1. This would divert internal Pebble Creek traffic away from Lakeway, Pebble Creek Elementary
School, and the congested Lakeway /Greens Prairie intersection.
2. Spearman is already a collector and has sufficient width to meet City standards.

3. Connecting Spearman to Greens Prairie will result in a safer intersection than the previously
planned connection to Pebble Creek Parkway and will not attract cut- through traffic.
We urge you to vote AGAINST the Congressional Drive extension to Lakeway, and FOR the extension of
Spearman to Greens Prairie Rd. We would be more than happy to meet with the City staff, Planning and
Zoning Commissioners, and /or City Council members to discuss this issue further, if desired. Please call

° ' As you know, Spearman Drive is a minor collector within Pebble Creek Subdivision,
4 `` extending westward and northward from its eastern termination at Pebble Creek Parkway to its
northern termination south of Greens Prairie Road, at the south corner of Parcel 2, as shown in
Figure 1. Eventually, Spearman Drive will be extended northward into Parcel 2. Logically, this

extension should intersect with Greens Prairie Road to provide additional accessibility into the
Pebble Creek Subdivision.
It is my understanding that Parcel 2 has not been developed at this time, and the ultimate
development that will take place within Parcel 2 has not been determined. Currently, Pebble Creek
Parkway, a major collector street, intersects Greens Prairie Road along the east side of Parcel 2.
Eventually, Pebble Creek Parkway will be extended north of Greens Prairie Road. West of Parcel
2 is a partially developed acreage that will not have a roadway extended through its south end due
to existing development of the Pebble Creek Subdivision. An existing intersection of a roadway
within this development intersects Greens Prairie Road about 2100 feet west of Pebble Creek
Parkway. On the west side of the partially developed acreage is the intersection of Lakeway Drive
and Greens Prairie Road. The intersections of Green Prairies Road with Pebble Creek Parkway and
n ' Lakeway Drive are about 3800 feet apart.
E It is my understanding that a widening project for Greens Prairie Road is currently under
construction. When completed, Greens Prairie Road, a major arterial, will be a four -lane roadway

two existing intersections, a distance of about 1,000 to 1,100 feet from Pebble Creek Parkway. A
fire station will be constructed on the north side of Greens Prairie Road "across the street" from the
Parcel 2 site. A median opening will be located to accommodate access to and egress from the fire

SUBJECT: Draft Water System Analysis Report of Animate Habitat, Ltd. and Pebble Creek
Developments

This memorandum report presents the results of a study of water distribution system improvements
needed for the existing Pebble Creek development and the proposed Animate Habitat, Ltd.
development. Pebble Creek is approximately 1300 acres, and Animate Habitat, Ltd. is
approximately 1100 acres. Pebble Creek is expected to build out within seven years, and Animate
Habitat, Ltd. is expected to buildout within fifteen to eighteen years. Freese and Nichols, Inc. (FNI)
projected populations and water demands for the buildout of both developments with input from the
City and used the City's InfoWater model to determine improvements needed to meet the buildout
water demands.
1. EXISTING WATER SYSTEM
This area is currently supplied from the southwest by a 24 "/18" line from the Greens Prairie Tank
Elevated Tank. System improvements currently under design which were considered completed for
this study were the 18" Barron Road water line, a portion of the 24" line along FM 2154, and the 18"
water line along Rock Prairie Road. The 24" line in FM 2154 will be extended in the future along
the future State Highway 40. The Rock Prairie water line will provide an 18" loop and improve
supply to the area from the northwest once it is completed. These ongoing system improvements are
shown as red dashed lines on Figure 1.
2. POPULATIONS & WATER DEMANDS
The City provided FNI with the proposed land use plans for both developments, existing platted lots
for the Pebble Creek development, proposed plats for the Pebble Creek development, proposed land
use densities, phasing plans of both developments, and development standards from the B /CS
Unified Design Guidelines Manual. The proposed land uses are shown on Figure 1; however, recent
and proposed revisions in isolated areas are not reflected on the map.

Dear Mr. Dunn:
We are pleased to submit this report documenting our review of the existing thoroughfare plan
within the study area on the south side of the City. The study area includes the area bounded by
SH 6 on the west, Rock Prairie Road on the north and east, and Peach Creek on the south, as
illustrated in Figure 1.
The scope of this thoroughfare plan review included the following issues:
• Review of the overall thoroughfare plan within the study area for continuity,
connectivity, and applicability with the proposed development master plans;
• Review and evaluation of the proposed Congressional Drive extension to Lakeway Drive
and SH 6 and the three concepts developed by City staff as alternatives to the
Congressional Drive extension;
• Review and evaluate the connectivity between Parkview, Venture, Lakeway,
Congressional, Spearman, and St. Andrews and the need for additional roadway
connections between the Pebble Creek Subdivision and Greens Prairie Road, Rock
Prairie Road, and SH 6;
• Evaluate new arterial and collector street extensions /realignments in the Peach Creek
area;
• Review and evaluate the roadway classifications and connectivity to SH 6, considering
TxDOT's current plans for ramp relocations and new interchange location at Nantucket;
and,
• Review and evaluate the connectivity of the roadway network between the north and
south sides of Greens Prairie Road.

Overall Thoroughfare Plan
The City of College Station's existing thoroughfare plan within the study area is identified in
Figure 2. SH 6 serves as the southwestern boundary of the study area and is a four lane
controlled access freeway facility, with two -lane two -way frontage roads. The study area is also
served by one major arterial, Greens Prairie Road, which is currently under reconstruction to a
four -lane divided cross section, and one minor arterial, Rock Prairie Road. Two other future
minor arterials are included in the thoroughfare plan for the study area. One is an extension of
Bird Pond Road between Rock Prairie Road and SH 6 and the other is a new minor arterial
connecting Pebble Creek Parkway to the existing SH 6 interchange at Texas World Speedway.
The study area is also served by numerous major and minor collector streets, including Pebble
Creek Parkway, Lakeway, Venture, and Parkview.

Existing Daily Traffic Volumes
The City of College Station provided limited daily traffic volume data for a major arterial and
several collector streets within the study area, as shown in Table 1. The highest recorded daily
traffic volume along Greens Prairie Road was 13,100 vehicles per day between Lakeway Drive
and SH 6. The highest recorded daily traffic volume along the local collector roadways of
Parkview Drive, Venture Drive, and Lakeway Drive was recorded on Lakeway Drive between
Parkview Drive and Greens Prairie Road, with 5,700 vpd. The smallest recorded daily traffic
volume was along Venture Drive between SH 6 and Lakeway Drive, which indicates that more
residents of the Pebble Creek Subdivision use Lakeway Drive and Greens Prairie Road to access
SH 6, rather than Venture Drive.

Proposed Congressional Drive Extension
The City of College Station is reviewing four alternatives for Congressional Drive, which is a
planned minor collector connecting with St. Andrews Drive on the north and Lakeway Drive on
the south. In Alternative A, the general alignment and designation of Congressional Drive would
be maintained as established in the 1997 City of College Station Thoroughfare Plan, as
illustrated in Figure 3, where Congressional Drive intersects with St. Andrews Drive which then
connects to Pebble Creek Parkway. North of St. Andrews, Congressional is classified as a local
residential street, and has a smaller cross section than the proposed Congressional minor
collector south of St. Andrews.
Residents in the Pebble Creek subdivision have expressed concerns about increased
neighborhood traffic resulting from the connection of St. Andrews Drive to Lakeway Drive via
Congressional Drive, and as a result the City of College Station has developed three additional
alternatives for the planned Congressional Drive extension, as illustrated in Figures 4 to 6. In
Alternative B, the planned roadway alignment for Congressional Drive would shift to the east
and not directly connect with the local residential portion of Congressional north of St. Andrews.
In Alternative C, a new unnamed minor collector would provide access to Pebble Creek Parkway
and Lakeway and St. Andrews would form a T- intersection with the new unnamed minor
collector. In Alternative D, a new unnamed minor collector would be offset from St. Andrews
Drive.

Development Buildout Potential
The Pebble Creek development is a mixed -use development with an estimated 1,460 single
family units, 91 acres of town home and other residential development, an elementary school,
and 165 acres of office and commercial development. The office and commercial development
includes a 50 -acre Business Park and a 35 -acre Regional Retail development.
The Animate Habitat development is also proposed for the study area and is a mixed -use
development with an estimated 93 acres of regional retail development, 8 acres of neighborhood
retail development, and 977 acres of residential development.
Using trip generation rates provided in the Institute of Transportation Engineers (ITE)
publication entitled Trip Generation, 7 Edition, it is estimated that at build -out (and full
occupation) the Pebble Creek development would generate approximately 80,400 daily entering
and exiting trips, with more than 9,100 entering and exiting trips in the AM peak hour and 6,900
trips in the PM peak hour, as shown in Table 2. The Animate Habitat development is projected
to generate more than 72,000 daily trips, including more than 3,600 trips in the AM peak hour
and 6,700 trips in the PM peak hour.
Additional development is also anticipated within the study area, including the expansion of the
College Station business park on the north side of Greens Prairie Road and additional
business /industrial type development near Venture Drive. The potential development in these
locations would also generate additional vehicular trips along the thoroughfare system.

For most residents south of Pebble Creek Parkway, the most convenient way to get to Greens
Prairie Road is via Parkview Drive and then Lakeway Drive. Parkview Drive currently carries
approximately 3,600 vpd. The extension of Congressional Drive or an alternative collector
configuration would reduce the traffic on Parkway Drive, which would carry an estimated 3,500
vpd at build -out. Congressional Drive would carry approximately 3,600 vpd north of Lakeway

Drive. The generalized daily capacity for a minor two -lane collector with parking such as
Parkview Drive is approximately 7,400 vpd. Therefore, at build -out Parkview Drive would have
sufficient capacity to provide acceptable traffic operation.
Lakeway Drive is designated as a major collector, with a four -lane undivided cross - section, and a
generalized daily capacity of approximately 21,000 vpd. It currently carries approximately 5,700
vpd and this would increase to approximately 22,400 vpd at build -out, which is in excess of the
available capacity. The majority of traffic on Lakeway Drive would be traveling to SH 6 and
although Congressional Drive in its present configuration provides an alternative to Parkway
Drive, traffic would still end up using Lakeway Drive.
Findings and Conclusions
The City of College Station should consider the following items in revising the Thoroughfare
Plan, with the proposed revisions illustrated in Figure 7:
• Based on the buildout potential of the Pebble Creek Subdivision and current traffic
congestion occurring along Parkview and Lakeway near Greens Prairie Road, it is
important for additional access routes to be provided between the subdivision and the
major roadway system. The best alternative for providing the additional access on the
southwest side of the subdivision is Alternative C, which provides a new major collector
roadway adjacent to the Pebble Creek development but does not generate additional
through traffic along the existing portions of Congressional Drive. The new minor
arterial would connect to St. Andrews and extend from Pebble Creek Parkway to SH 6.
The SH 6 connection is important, as future TxDOT plans for improvements to SH 6
include a northbound entrance ramp just south of Venture Drive. Therefore, the
connection of the new major collector to SH 6 would provide access from the Pebble
Creek Subdivision to northbound SH 6 without increasing traffic flow at the Greens
Prairie Road intersection;
• Another opportunity for additional access to the Pebble Creek Subdivision is the
proposed realignment of Spearman from its current terminus at Pebble Creek Parkway to
Greens Prairie Road. The proposed realignment would intersect Greens Prairie Road
directly across from Fire Station No. 5 currently under construction. The proposed
realignment is preferred by the fire department as it would provide better, more direct
access to the subdivision in the event of an emergency situation. In addition, the
realignment would provide an additional access point for the subdivision to Greens
Prairie Road and help to relieve existing traffic congestion along portions of Parkview
and Lakeway;
• The Pebble Creek Subdivision is split into two major sections by Lick Creek, with all of
the existing built sections located south of Lick Creek. Future development is projected
to occur between Lick Creek and Rock Prairie Road. Currently, there are no plans to
provide a connection between the two major sections, and all traffic generated on

the north side of Lick Creek will use Rock Prairie Road for access to Greens Prairie
Road. The City of College Station should actively pursue another connection across Lick
Creek to provide better circulation and connectivity within the Pebble Creek Subdivision;
• With the proposed TxDOT interchange and grade separation at Nantucket and proposed
Animate Habitat development, a new minor arterial connection is required to serve
projected traffic volumes generated by the development. The new minor arterial would
extend from the proposed Nantucket Overpass through the Animate Habitat development
to Peach Creek;
• The City of College Station should also extend Pebble Creek Parkway as a major
collector south to intersect with the new minor arterial within the Animate Habitat
development. The connection is important from a regional perspective as it provides
connectivity between the Pebble Creek Subdivision and the proposed retail land uses
within the Animate Habitat development;

• Rock Prairie Road should be upgraded from its present classification of a major collector
to a minor arterial south of Greens Prairie Road. Rock Prairie Road should be a
continuous minor arterial throughout the study area (as it exists north of Greens Prairie
Road) to serve existing and future development. While a portion of the vacant land in the
area is considered undevelopable due to flood plain issues, there is significant potential
for future development towards Peach Creek Road in the southern portion of the study
area. In addition, Lick Creek Park is located in the area and generates traffic;
• On the existing Thoroughfare Plan, many future roadways disappear or abruptly
terminate once they cross the city limit boundary. The Thoroughfare Plan should extend
beyond the city limits to the ETJ boundary and preserve critical corridors to serve future
traffic needs. Thus, Peach Creek Road (as the logical extension of Greens Prairie Road)
should be identified on the thoroughfare plan as a minor arterial. In addition, Peach
Creek Cutoff Road and the new minor arterial through the Animate Habitat Development
should be extended to intersected with Peach Creek Road; and,
• On the northwest side of Greens Prairie Road, major collector facilities proposed on the
existing Thoroughfare Plan provide significant benefits to the proposed business park
planned by the City of College Station. These major collectors should remain on the
Thoroughfare Plan and be actively pursued when the proposed business park is
developed. Immediate priorities for implementation by the City should concentrate on
the major collector streets on the southeast side of Greens Prairie Road between SH 6 and
Pebble Creek Parkway.

Dear Mr. Fogle:
The Pebble Creek City Liaison Committee would like to communicate its position regarding the amendments being
requested by Pebble Creek Development Company to the City of College Station's Thoroughfare Plan. The first
request is for Congressional Drive not to extend to Lakeway Drive, as currently shown on the Thoroughfare Plan.
Of the more than two thousand residents who reside in Pebble Creek, the majority of them that we have spoken
with, agree that extending Congressional Drive to Lakeway would serve no purpose and would create additional
traffic hazards. We oppose the extension of Congressional to Lakeway Drive, and support amending the
Thoroughfare Plan to demonstrate this change. The second request is to extend Spearman Drive to Greens Prairie
Road rather than to Pebble Creek Parkway, as currently shown on the Thoroughfare Plan. This extension is the key
in relieving the traffic problems on Parkview near the Elementary School, and the backed -up traffic that occurs at
the Lakeway /Greens Prairie intersection every morning. We support amending the Thoroughfare Plan to extend
Spearman Drive to Greens Prairie Rd. The Pebble Creek City Liaison Committee also supports the Pebble Creek
Board of Directors, and therefore is submitting this correspondence to formally notify City staff, the Planning and
Zoning Commission, and the City Council of its position regarding these amendments.
We urge you to vote AGAINST extending Congressional Drive to Lakeway, and FOR the extension of Spearman
to Greens Prairie Rd.

As you know, the City of College Station is currently processing your Comprehensive
Plan Amendment application. Recently, the land use plan element portion of the original
request was approved by the City Council. The thoroughfare plan element portion of the
original request was deferred due to voiced concerns to further review the thoroughfare
plan with a regional perspective and input from a third party.
Simultaneously, staff is reviewing your Preliminary Plat Application for Pebble Creek,
Phases 9E and 9F. This item is anticipated to be considered by the Planning & Zoning
Commission on Thursday, November 4
While we are obliged to review and process this plat as submitted, staff feels that it is
prudent to clarify that the continued processing of this plat may preclude your ability to
integrate one or more of the proposed alternatives developed collaboratively between
staff and Pebble Creek residents to removing the minor collector (Congressional Drive)
from the thoroughfare plan as requested.
Wilbur Smith Associates (WSA) was retained by the City to, among other related tasks,
"review the overall thoroughfare plan within the study area for continuity, connectivity,
and applicability with the proposed development master plans" (Pebble Creek and
Animate Habitat). A presentation of the consultant's findings and recommendations was
presented last Thursday in a City Council workshop session. Final action on the pending

The applicant is requesting to amend the Land Use Plan from Single - family Residential Low
Density (1/3 -2 DU /AC), Rural, Flooplains /Streams, Institutional and Park to a combination of
Regional Retail, Retail Neighborhood, Residential Attached (10 -20 DU /AC), Single - family
Residential Medium Density (3 -6 DU /AC), Single - family Residential High Density (7 -9
DU /AC), Flooplains /Streams, and Park. The applicant is also requesting to amend the
Thoroughfare Plan affecting Pebble Creek Parkway, Lakeway Drive, Pipeline Road, an unnamed
Minor Collector and an unnamed Minor Arterial.
The Planning and Zoning Commission held a public hearing on Thursday, August 19, 2004 to
consider the request. The City Council will also hold a public hearing to consider the
Commission's recommendation on Thursday, November 9, 2004 at 7:00 p.m. The public

RE: Spearman Drive Extension
Dear Mr. Young:
As you know, Spearman Drive is a minor collector within Pebble Creek Subdivision,
extending westward and northward from its eastern termination at Pebble Creek Parkway to its
northern termination south of Greens Prairie Road, at the south corner of Parcel 2, as shown in
Figure 1. Eventually, Spearman Drive will be extended northward into Parcel 2. Logically, this
extension should intersect with Greens Prairie Road to provide additional accessibility into the
Pebble Creek Subdivision.
It is my understanding that Parcel 2 has not been developed at this time, and the ultimate
development that will take place within Parcel 2 has not been determined. Currently, Pebble Creek
Parkway, a major collector street, intersects Greens Prairie Road along the east side of Parcel 2.
Eventually, Pebble Creek Parkway will be extended north of Greens Prairie Road. West of Parcel
2 is a partially developed acreage that will not have a roadway extended through its south end due
to existing development of the Pebble Creek Subdivision. An existing intersection of a roadway
within this development intersects Greens Prairie Road about 2100 feet west of Pebble Creek
Parkway. On the west side of the partially developed acreage is the intersection of Lakeway Drive
and Greens Prairie Road. The intersections of Green Prairies Road with Pebble Creek Parkway and
Lakeway Drive are about 3800 feet apart.
It is my understanding that a widening project for Greens Prairie Road is currently under

construction. When completed, Greens Prairie Road, a major arterial, will be a four -lane roadway
divided by a raised median. Typically, divided arterials are designed with a minimum number of
median openings. Ideally, median openings should be restricted to about one every quarter of a mile.
However, often median openings are separated by distances less than a quarter of a mile. A
minimum separation of about 1,000 feet is considered adequate.
If Spearman Drive is extended northward into Parcel 2 and intersects Greens Prairie Road,
the question that must be addressed is where should this intersection be located? Considering that
the existing intersections on Greens Prairie Road east and west of Parcel 2 are located about 2,100
feet apart, the logical location for the Spearman Drive intersection should be near the center of the

two existing intersections, a distance of about 1,000 to 1,100 feet from Pebble Creek Parkway. A
fire station will be constructed on the north side of Greens Prairie Road "across the street" from the
Parcel 2 site. A median opening will be located to accommodate access to and egress from the fire
station at a point about 1,070 feet from the centerline of Pebbld Creek Parkway. This median
le opening is located within the desired 1,000 to 1,100 separation from Pebble Creek Parkway. Hence,
it would be advantageous to locate the intersection of Spearman Drive and Greens Prairie Road at
the proposed median opening to the fire station.
The recommended intersection of Spearman Drive and Greens Prairie Road is illustrated in
4 a Conceptual Plan for Parcel 2, shown in Figure 2. Parcel 2 may be developed in a different manner;
however, the location of the Spearman Drive extension should be consistent with any development.
Locating the Spearman Drive intersection at the proposed median opening will be
advantageous to the public. The intersection will make Pebble Creek Subdivision more accessible
to Greens Prairie Road for its residents and expedite emergency response to the Subdivision as well.
The Spearman Drive intersection is located a sufficient distance from the Pebble Creek Parkway
intersection so that traffic operations at the two adjacent intersections will not be interfering with one
another. In addition, if the Spearman Drive extension is not located at the proposed median opening
but at some distance east or west of the median opening, the Spearman Drive intersection will not
have a median opening because it would be located too close to the proposed fire station's median
opening. Such conditions would encourage a high number of U- turning vehicles at the fire station's
median opening. Locating Spearman Drive opposite the proposed median opening will minimize
the U- turning volumes.
In summary, the best location for terminating the Spearman Drive extension to Greens Prairie
Road is at the proposed median opening for the fire station. This intersection location is consistent
with desired spacings between intersections, is consistent with desired spacings for median openings
on major arterial streets, maximizes accessibility, and minimizes the number of U- turning vehicles.

2. it would create additional traffic hazards due to increased northbound to eastbound through traffic
cutting through Pebble Creek to avoid the Greens Prairie intersection, and
3. it would create security problems by opening up a back way for Highway 6 drivers to enter and pass
through Pebble Creek.
I oppose the thoroughfare plan's existing requirement of this southwest entrance/exit (shown as an extension of
Congressional on the Thoroughfare Plan), and support amending the Thoroughfare Plan to delete this
requirement. The Pebble Creek City Liaison Committee, Pebble Creek Board of Directors, the majority of the

I wanted to touch base on Thousand Oaks. Dale had previously requested us
to prepare a report which covered the preliminary wastewater analysis for
Thousand Oaks. The original analysis was prepared for a meeting with you
all on July 29. Recently, I received the Thousand Oaks (Clarke Wyndham /
McClure & Brown) plan to review. The original analysis was based upon a
landuse which differs from the Clarke Wyndham plan that was recently
provided. The primary differences were the landuse change from
single - family medium density to single - family low- density and a thoroughfare
difference, as well. Should I update our preliminary analysis with the
Clarke Wyndham provided changes prior to finalizing the Thousand Oaks
report? Should I continue with reviewing the developer's line sizes? Is
everything a go or on hold? Please let me know of any deadlines regarding
Thousand Oaks, if there are any that CDM should know about.
