505 Entertainment, Ltd, Dba Fox & Hound Tavern — Applicant
Supplement to Application
Applicant desires to renew its current Conditional Use Permit and expand its current
demised space by 1,500 square feet, As Follows:
Details of tenant suite swap:
There are two suites in the building next to Fox & Hound, these are Rocky Mountain
Subs and Montelongo Fine Jewelry. We intend to flip these adjacent and contiguous
tenant spaces so that the restaurant space becomes contiguous to the Fox & Hound.
There is no change of use or additional square footage requested that would alter the
existing permitted parking ratios.
505 Center, L.P., Owner, has agreed to move Montelongo Fine Jewelry from its current
location next to the Fox & Hound in suite 305 to suite 303. Both suites contain 1,500
square feet. Fox & Hound will then add suite 305 to its current lease space.
Suite 303 has been permitted on numerous occasions for various types of restaurant use,
and most recently a proposed Rocky Mountain Sub restaurant was permitted in suite 303.
The expansion of Fox & Hound will not have any additional demand on parking within
the 505 Center.
This paragraph 6 will be written into the Lease Extension Amendment for the Fox &
Hound Tavern at 505 University Drive East.
6) Each night after close of business and before 6 a.m. the following morning, Tenant's
employees shall remove all beer bottles and cans, and other trash generated from
Tenant's guest, from the Shopping Center site and from the surrounding properties
directly adjacent to the 505 University Center. Landlord will place additional garbage
cans within the 505 University Center for the collection of garbage.
