FIELD NOTE DESCRIPTION
BEING a 3.43.acre tract of land situated in the City of College Station,
Brazos County, Texas and being all of Lot 1, Block 2 of WOODSTOCK
SECTION I recorded by plat in volume 436, Page 481 of the Deed Records
of Brazos County, Texas, said 3.43 acre tract of land being more
particularly described as follows:
BEGINNING at a 1/2 inch iron rod found in the southeasterly right-of-way
line of Harvey Road (State Highway 30) for the most northerly corner of
said Lot 1, Block 2 of WOODSTOCK SECTION I;
THENCE with the northeasterly line of said Lot 1, South 44*32100" East
a distance of 200.00 feet to the most northerly corner of Lot 2, Block
2 of said WOODSTOCK SECTION I, from which a 3/8 inch iron rod found
bears North 45° East a distance of 1.1 feet;
THENCE with the common southeasterly line of said Lot 1 and the
northwesterly line of said Lot 2, South 45044149" West a distance of
754.36 feet to a 1/2 inch iron rod found in the northeasterly right-of-
way line of Dartmouth Street (a variable width right-of-way);
THENCE with the northeasterly right-of-way line of Dartmouth Street,
North 44'15'11" West a distance of 120.00 feet to a 1/2 inch iron rod
set for the point of curvature of a curve to the right having a radius
of 80.00 feet;
THENCE northeasterly witty said curve to the right, through a central
angle of 90 ° 00' 00" , an" irc d- stance of ' 325.66 feet ( the chord of said
curve bears North 00' 44' 49" East a distance of 113.14 feet) to a 1/2
inch iron rod set in the southeasterly right-of-way line of Harvey Road;
THENCE with the southeasterly right-of-way line of Harvey Road, North
45*44149" East a distance of 673.38 feet to the POINT OF BEGINNING;
CONTAINING a computed area of 3.43 acres of land within this
description.

Brazos County Abstract;tCompany to provide Deed copies of the subject
property and adjoiners and on the Commitment for Title Insurance issued
by Commonwealth Land Title Insurance Company, G.F. No. 9410151 effective
date April 19, 1994 with regard to record encumbrances. The property
surveyed is that described in Schedule A of said Commitment and the
easements, rights -of -way or other matters listed in Schedule B are shown
hereon to the extent that such items can be located or plotted.
The basis of bearings showr hereon are referenced to the course along
the southeasterly line of L)t 1, Block 2 of WOODSTOCK SECTION I.
The subject property shown hereon is located in ZONE X, areas determined
to be outside 500-year floodplain according to the Federal Emergency
Management Agency Flood Insurance Rate Map No. 48041CO144 C, effective
dated July 2, 1992. This 4etermination has been made by scaling the
property on the referenced map and is not a result of an elevation
