Item: Consideration, discussion and possible action on a Site Plan for University
Commons Phase II Maintenance Facility, located at 2301 Eastmark Drive, in the
Wolf Pen Creek Zoning District (03- 00500035)
Applicant: Municipal Development Group for University Commons
Staff Recommendations: Staff recommends approval. The recommendation of
the DRB will be available at the P &Z meeting.
Item Summary: The applicant is proposing to install two 24' x 40' buildings
together to form one structure on a slab for a maintenance facility. The building
materials and colors that are proposed for the facility will match the existing
apartment buildings. The applicant is also proposing additional landscape, such
as shrubs and trees, to mitigate any negative visual impact toward Wolf Pen
Creek. Staff is recommends approval.

SUBJECT: UNIVERSITY COMMONS, PHASE II - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, February 24, 10:00 a.m., to
be placed on the Wolf Pen Creek Design Review Board meeting scheduled for
Thursday, March 6, 2003, 5:00 p.m. at the College Station City Hall, 1101 Texas
Avenue:
Eight (8) copies of the revised site plan; and
Eight (8) copies of the landscape plan.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call Jennifer Reeves or myself at 764 -3570.

PLANNING
1. Please relocate the proposed vehicle ramp. It should be constructed adjacent to the
existing end - island.
2. Keep in mind that the Wolf Pen Creek Development Review Board (DRB) will have
to approve the colors and materials of the proposed building, as well as the location.
Staff recommends that you use the same type of material as the existing buildings,
as well as the same colors of the existing buildings.
3. Staff recommends that you show a schematic of planting types, location, and how
they will mitigate the negative visual impact from the pedestrian oriented Wolf Pen
Creek Corridor.

ENGINEERING
1. Show the flood plain and base flood elevation on the site plan.
2. Please show finished floor elevation of proposed structure (Elevation shall be 1 foot
above base flood elevation).

ELECTRICAL
1. The following comments may not be relevant depending on whether you use your
existing service for this additional building. Please contact me for questions.
2. Developer installs conduit per city specs and design.
3. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
4. first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
